In real estate projects, every phase relies heavily on drawings: designers create them, marketing and sales depend on them, cost estimations are based on them, developers use them for bidding, construction teams follow them during building, and property management operates with their guidance. Despite their central role, traditional design drawings often have a high error rate, which can lead to significant cost fluctuations. Therefore, during the bidding stage of construction projects, it is crucial to address drawing quality and thoroughly evaluate the management and technical capabilities of contractors.

In traditional projects, quality issues with construction drawings provided by design institutes are unavoidable. Because the current technical methods still rely on CAD to represent renderings and describe three-dimensional buildings in a two-dimensional format, no matter how meticulously designers detail the nodes of each discipline, conflicts between different trades cannot be fully resolved.
When owners assess a contractor’s capabilities, they sometimes request computer animations combined with CAD drawings to evaluate the technical level of the drawings. However, while computer animations offer visual appeal, they do not analyze construction plans critically. As a result, the construction plans submitted by contractors during bidding provide little practical guidance for actual construction.
These challenges are inherent in conventional bidding management, but Building Information Modeling (BIM) has brought significant improvements.
1. BIM enhances design quality by using clash detection software to identify errors, interpreting building functions and decision-making through BIM models, and strengthening the owner’s control over changes.
2. BIM simulates the construction process, supporting the development and validation of construction plans and schedules. Realistic project simulations increase the owner’s confidence in the proposed construction plan.
