BIM (Building Information Modeling) technology is an information technology applied in the engineering and construction industry. It integrates all relevant project information by creating parametric models that dynamically update throughout the entire lifecycle of a project, including planning, design, construction, and operation. This approach allows all stakeholders to accurately understand and respond efficiently to various building information, breaking away from traditional, extensive project management methods. BIM provides a foundation for collaborative work among design teams, construction professionals, and building operation units, playing a crucial role in enhancing productivity, reducing costs, and shortening construction timelines. The concept of BIM can be understood on three levels:

(1) BIM is the digital representation of all information within construction projects.
(2) BIM is a dynamic process of creating and refining the information model of construction projects.
(3) BIM serves as a sustainable, collaborative work environment.
Main Applications of BIM During the Operation and Maintenance Phase
Currently, the use of BIM in the operation and maintenance phase is still exploratory. Key applications include virtual sales offices powered by BIM, integration with property management systems, and simulation of fire emergency plans.
The virtual sales office leverages the completed construction model, enriched with additional information, to create a virtual model for sales and investment promotion. The BIM model’s information is updated in real-time as the project progresses.
When transitioning into the operation phase, a maintenance information database and automated maintenance system can be established. By adding data such as spatial layouts and asset details, BIM completion models are used to build a virtual property management platform that integrates with online networks for remote information coordination.
Furthermore, BIM models can simulate and analyze emergency response plans for various disaster scenarios, enhancing the ability to respond effectively. This enables the efficient and rational development of prevention and control measures, ultimately reducing safety risks.
