Top Three Challenges Hindering BIM Advancement in China

BIM plays a vital role by reintegrating the architectural design process, and its application in building lifecycle management has become a central focus in modern project management. The 12th Five Year Plan emphasizes Building Information Modeling repeatedly, highlighting the country’s strong commitment to advancing building informatization. However, China still faces several challenges in BIM development. Below, we examine the three main issues encountered.

1. National Conditions
China’s market and industrial structure present unique challenges. Designers often focus solely on design, construction teams concentrate on building and cost control, and property owners typically get involved only during the operation phase. This fragmented approach limits BIM’s effectiveness, as BIM fundamentally depends on integration and management throughout the entire project lifecycle. Success in design alone does not guarantee overall project success, nor does success in construction alone. The entire engineering lifecycle—including design, construction, and operation—must be integrated, coordinated, and managed as a whole. As systems theory suggests, the combined effect exceeds the sum of individual parts.

2. Cost Concerns
Cost remains a significant concern for both owners and contractors. Implementing BIM to manage the project lifecycle, especially during the early stages, inevitably increases expenses. Additionally, China faces a shortage of skilled BIM professionals and rapidly evolving technology, which adds to owners’ hesitation. BIM requires collaboration across all project phases, and using it only during a single phase can be redundant and unnecessarily costly. As a result, owners, designers, and construction teams often hesitate to adopt BIM technology in their projects.

3. Misconceptions about BIM
BIM has gained widespread attention in China, especially since the 12th Five Year Plan. However, it is frequently misunderstood as simply a 3D modeling tool or software. This is a misconception, as the model itself is only an intermediate product. The true value of BIM lies in supporting the entire project lifecycle through comprehensive information management.
