The ‘Quality Living and Social Field’ in Pudong’s Hinterland, Shanghai
On July 10th, the grand opening ceremony for the Shanghai Kangqiao store at Xintian 360 Square took place. After seven years of development and a half-month trial period, Xintian 360 Square unveiled its full vision to the city of Shanghai. The commercial strength of the Central Plains has now firmly taken root in Shanghai.
Located in the Central Plains, the Shanghai Kangqiao store is part of the well-established Xintian Group. 360 Square has earned a reputation as a flagship ‘Central Plains Business Card’. Since its inception in Zhengzhou, Henan in 2010, Xintian 360 Square has expanded to Xuchang, Nanyang, Wuzhi, and now Shanghai. Their growth strategy focuses on being “based in Zhengzhou, deeply cultivating the Central Plains, and entering frontline markets.” The newly opened Shanghai Kangqiao store marks Xintian Commercial’s first self-built and self-operated project in Magic City.

#1 New Commercial Force in Pudong’s Hinterland
Since the merger of Nanhui District into Pudong New Area, the Zhoukang (Zhoupu, Kangqiao) area has become the geographic center of Pudong New Area and a key potential zone for its development.

The project is situated at the southwest corner of Hunan Road and Xiupu Road, at the junction of Kangqiao Town, Zhoupu Town, and Pujiang Town. It enjoys an excellent location, bordered by Disney to the east, the post-World Expo area to the west, and the Zhangjiang Free Trade Zone to the north. The recent opening of Kangqiao Station on Metro Line 18 further enhances its connectivity.
This area hosts a large population of middle- to high-income residents, with numerous residential communities surrounding the project, providing a substantial high-quality customer base.

Thanks to the area’s development, prominent shopping centers such as Zhoupu Wanda Plaza, Zhoupu Yongle Plaza, and Zhoupu Greenland Colorful Plaza have already established a presence. The arrival of Xintian 360 Square enhances the commercial landscape, raising the quality of consumption in the area and fully catering to the diverse needs of local customers.

With the rise of new consumption trends in China, urban residents now seek more than just shopping when visiting malls. They value the experience and comfort of the space itself. Consequently, commercial complexes have evolved significantly, placing greater emphasis on experiential themes, consumer engagement, and emotional connections.

This project represents a collaboration between Sanyi, Qixian, and Beiyu, positioning Xintian 360 Square as a ‘quality social living venue.’ Through fashion-forward concepts, diverse lifestyle offerings, thoughtfully designed spaces, and innovative social settings, it aims to deliver a fresh commercial experience.

01 Striking Atrium Space with Visual Texture

Xintian 360 Square draws inspiration from Shanghai’s city flower, the magnolia, extending the petal lines throughout the interior space. From the first-floor atrium, natural light filters through the dome and petal-shaped hollow edges, creating dynamic light and shadow effects. The result is a simple yet elegant atrium with rich visual texture.

The multi-level atrium forms a vibrant, multidimensional activity hub that fosters interconnected communication. This design achievement owes much to the dedication of Sanyi’s structural engineers, who meticulously analyzed and adjusted the structural layout and opening sizes. Their efforts effectively resolved challenges related to local discontinuity and irregular lateral stiffness of the floor slabs.

02 Modern Shanghai Retro District

On the LG1 floor, Xintian 360 Square features a retro-themed district inspired by modern Shanghai. This area evokes the classic Shanghai vibe under neon lights and includes popular spots such as Seahorse Photography Studio, Jiumu Miscellaneous Society, G-super, and over 30 renowned dining brands. It is set to become a new hotspot in the region.

This contemporary retro district was made possible through the efforts of Sanyi engineers. Due to the mall’s decentralized dining layout and the absence of a centralized dining area, mechanical and electrical pipes had to be routed from equipment rooms to different parts of the mall. This presented challenges related to the building’s height, such as the overlap of a large-diameter boiler chimney and water supply pipes in the corridors.
Using BIM technology, Sanyi’s mechanical and electrical engineers integrated the pipelines, considering future maintenance and cleaning needs. They concentrated drainage pipes in logistics channels and directed them to five nearby oil-water separation rooms, effectively resolving basement floor height issues.

03 Outdoor Scene-Based Interaction
To enhance consumer engagement before entering the mall, Xintian 360 Square built an outdoor plaza spanning over 10,000 square meters. This area includes a leisure square, a children’s playground, and numerous non-powered amusement facilities open free to families.
The plaza also features an open spiral staircase that has become a popular spot for trendy activities and art installations, drawing many visitors.

This eye-catching outdoor spiral staircase extends from the ground level up to the fifth floor, creating a vibrant outdoor flow and offering a lively space for young people to unwind after work. Its column-free design was achieved through the dedicated efforts of Sanyi’s structural engineers, who used cantilever beams to support the floors, fulfilling the architect’s vision.
