Typically, the design of standardized projects prioritizes rapid turnover. For design teams, this often means limited design content, low unit prices, tight deadlines, and intense workloads. Does this imply that the design team simply replicates existing models? The design process of Hengyang Midea Jinke Tanyue challenges this notion, offering a fresh perspective.
Project Overview
Located in the High-Tech Development Zone of Hengyang City, Hunan Province, the project is approximately 4.5 kilometers from Hengyang West Station and 2.2 kilometers from the Hengyang Municipal Government. The site is bordered by Caixia Street to the east, Yuelu Street to the west, Tiantai Road to the south, and Yangliu Road to the north, providing excellent transportation access. The terrain is relatively flat and well-organized.
The total land area covers 84,307.40 square meters, with a plot ratio of 4.0, building density capped at 30%, a minimum commercial proportion of 17%, and a height restriction of 100 meters. Additionally, the plan includes the construction of nine kindergarten classes on the site.
Per the client’s requirements, the project adopts the 2019 standardized product execution plan and design scheme within Midea Group.
General Layout Strategy Within Standardization Constraints

Without introducing non-standard elements, the overall site plan follows a clear logic that respects the high plot ratio (4.0), height limit (100 meters), and sunlight exposure requirements. The layout involves arranging and combining standard modules based on sunlight analysis.
On the southern edge of the site, residential towers are set back 50 meters as required and aligned northward according to sunlight calculations, leaving room for a central landscape axis. Commercial spaces and supporting facilities are placed within the southern 50-meter setback zone.
While the building arrangement is logical and efficient, the design challenge lies in accommodating nearly 60,000 square meters of commercial space, accounting for 18% of the total area.

Block Design Maximizing Every Opportunity

Situated in the city’s core, surrounded by mature infrastructure and existing commercial activity, the project leverages its position. The apartment tower at the street corner and adjacent ground-floor shops absorb some commercial demand, while the remaining commercial area forms an open, vibrant block within the 50-meter southern setback.
Because the tower’s volume and location are fixed by sunlight constraints, the block design adapts accordingly. A Z-shaped pedestrian flow connects the main southern community entrance with the ecological park to the north, serving as the block’s main axis and featuring multiple access points to accommodate neighboring plots.

Node spaces are strategically placed along the inner streets, creating rich spatial sequences. The central square features a stage and grand steps, serving as visual focal points that attract visitors and foster community interaction.

Creating Trend-Aligned Landmarks

The apartment tower at the corner features an L-shaped design with varying heights to optimize sunlight exposure. The lower section is designated for apartments, while the taller segment is planned for future hotel use.

Integrating form and function, an aerial clubhouse is situated on the transitional floors between the high and low zones. The low zone’s rooftop terrace offers semi-outdoor leisure areas and an infinity pool. A cantilevered glass box, protruding from the main volume, highlights this multifunctional space and serves as a distinctive landmark above the cityscape.

Comprehensive One-Stop Living Facilities
The kindergarten is positioned in the southwest corner of the site, diagonally opposite primary and secondary schools. It integrates with the open block, forming a welcoming entrance plaza, and offering residents a seamless living experience that includes education, leisure, shopping, and daily life.


Step by step, large staircases and tree branches extend from the courtyard, blending functional growth spaces for children with a modern, inviting atmosphere.

Ultimately, despite the high turnover demands typical of standardized projects, this design returns to the core of human habitation. It thoughtfully connects daily activities with spatial experiences to create open, diverse, and engaging urban spaces. This approach promotes organic urban renewal and balances development with public needs.
As a result, the project successfully passed three critical government approval meetings within a week, ensuring fast development and maximizing project value.
