
The design of Khosra Architecture Studio and tsk Design Studio is the result of a collaborative effort between the two studios. Faced with a compact plot of land, the primary focus was on maximizing efficiency without compromising an open and relaxed atmosphere.

The three-story building features a column-free floor plan, centered around a windowed concrete core housing the elevator and staircase. Each floor has an outer perimeter beam at the window sill height, enabling the windows to extend all the way up to the roof. This subtle adjustment creates a bright, spacious environment filled with natural light.


Each floor is equipped with a 2-meter-wide cantilevered sunshade that protects from sunlight and rain. To safeguard the operable window sashes, a wooden square grid screen (Jaali) system was designed. This grid pattern is inspired by Sandeep and Tania’s playful “Dashdashdot” series of terrazzo tiles created for Bharat flooring, which also serves as a striking vertical backdrop in the studio’s reception area. The wooden screens filter sunlight during the day, provide privacy by obscuring unwanted views, and allow for natural ventilation. They not only act as a safety barrier but also enliven the indoor space throughout the day.





The studio emphasizes creating spaces that foster creativity and encourage collaboration among designers. A standout feature is the lightweight staircase, crafted from pink-blue steel and wood, serving as a vertical spine connecting all three floors. This impressive structure is bathed in natural light during the day, and the vertical mural climbing alongside it highlights the staircase as a vibrant hub for meetings and conversations—a place to pause or recharge during a busy day.



Tania’s creative inspiration began with the Eames crow, envisioning it flying through India’s natural scenery—perched on a cow or pecking at marigold flowers. Collaborating with artist Jeeva, they formed an excellent team. They cut large vinyl templates and hand-painted them onto the surface of flat noodles concrete, producing an appealing and unique effect.

The materials used throughout the studio offer rich texture while maintaining a monochromatic palette. Elements include brick walls, white-painted Kerala roof tiles, finished concrete, leveled cement flooring, and patterned terrazzo. The scattered vibrant colors in furnishings and surroundings, combined with light oak cabinetry, create a warm and inviting atmosphere. A particularly striking feature is the graphic control console at the reception area, designed by Sandeep and Tania.






The studio is also home to carefully restored fragments of medieval furniture, originally found at a garage auction during the demolition of a 1950s house in Bangalore. Alongside these are various custom pieces, unconventional accessories, and numerous samples and prototypes, all reflecting the spirit and creativity of the two design studios.
