What is the significance of BIM model integration? What are its applications? I haven’t had much direct experience with BIM model integration, but since many young professionals have recently reached out to me with questions on this topic, I’d like to share my perspective based on what I understand. If there are any inaccuracies, please consider them carefully before acting.
1. The significance of BIM model integration
At the start of a project, coordination begins with establishing a BIM model. The integration timing marks a key milestone that determines the model development stages. After each BIM Engineer completes their part of the model and performs a self-check, the BIM manager reviews to ensure consistency in the origin of each discipline’s model and verifies that the model is complete and accurate. This process ensures that the integrated model is reliable and ready for interface coordination.
Milestones are set at various stages for coordination and integration to detect conflicts early, minimize the time needed for large-scale coordination later on, and enhance the efficiency of BIM collaborative workflows.
The timing of these phased integrations must align with BIM requirements and construction progress. This helps define clear deliverables and inspection priorities for each stage. The BIM team identifies conflict points and consults with engineers to determine if construction methods can resolve these issues without redesigning. If they can, the BIM model is adjusted accordingly. If not, a coordination meeting is held to clarify issues, and the project owner decides on solutions, which are then fed back into the BIM model for correction.
2. Applications of BIM model integration
BIM model coordination and integration can be reviewed manually or detected through software, depending on the situation. Visual inspections are typically performed by the BIM manager or a designated BIM engineer. It is essential that BIM engineers have strong interface integration skills and a keen eye to independently review and coordinate models as they build them.
Many interface issues are discovered during the modeling phase. For example, when modeling stairs, engineers check the turning radius and its relationship with structural beams. Mechanical and electrical pipelines are designed based on collaboration priorities, so spatial reviews of major pipeline routes and elevations are conducted. Structural interface checks often happen alongside the layout of mechanical and electrical pipelines, examining factors such as structural net height, beam penetrations, and ceiling space during the finishing stages.
Thus, much of the coordination and integration can be addressed during model creation through manual review.
Using BIM integration software for clash detection and generating conflict reports further improves the efficiency of integration and validation. However, it is crucial to evaluate which conflicts are valid and categorize them for resolution, a process that can be time-consuming. To prevent an overwhelming number of irrelevant conflict reports, focus should be placed on areas where discipline models are most prone to interface issues. Coordination principles should be established, covering topics such as detecting physical clashes, regulatory compliance, execution requirements, and future maintenance space considerations.
Based on the nature of these coordination issues, specific models can be selected for clash detection. For instance, checking the elevation clashes between structural beams and ceilings helps assess mechanical and electrical working space. Similarly, clash checks can be performed between structural and electromechanical models, between doors, windows, structural panels, and beams, or between stairs and structural beams where interfaces exist. This targeted approach enhances the efficiency of BIM model integration and coordination.
