Editor’s Note: To accelerate and enhance the dissemination of innovations such as new policies, concepts, technologies, materials, products, projects, and experiences within the industry, and to promote the sustainable development of prefabricated building BIM tutorials, our platform launched a new column called “Building Theory” in November last year. This column features text dialogues, audio, video, and images, covering local discussions, expert interviews, corporate insights, and project analyses. With over 20 issues published so far, we invite contributions from all prefabricated building demonstration cities, industry base enterprises, technology innovation alliance members, experts, and related projects nationwide. For submissions or interview leads, please contact us at 546665581@qq.com or call 010-66238815.
In this issue, we highlight Shanghai’s most notable prefabricated project of 2019—the 600 Square Project at Dachang Community (video attached).
Dachang Project Successfully Tops Out
On May 10, 2019, the main structures of Buildings 2# and 8# in the Dachang Community 600 Square Project were successfully topped out. Representatives from the general contracting teams of Western Group and Shanghai Construction Second Construction Group, along with the supervision unit, attended the topping out ceremony on site. Following the event, all parties gathered in the project department conference room to review and exchange experiences.
The project department first presented achievements from the preliminary stages, including receiving district and city-level civilized construction site awards. In 2018, they successfully hosted the Shanghai Green Construction Model Project Exchange and Observation Conference themed “Technology Leading Innovation, Promoting Green Development.” They also submitted an application for the “Shanghai Prefabricated Building Demonstration Project.”
Western Group fully acknowledged the quality of work so far and emphasized the importance of maintaining high standards for the remaining tasks in accordance with the contract.

Leaders from Shanghai Western Group highly praised Shanghai Second Construction Group as the general contractor. Through innovative technologies such as PC+aluminum mold integrated construction, BIM information technology, footless construction experiments, and PC-assisted efficient equipment, they have pushed the progress and quality of on-site construction to new heights. They expressed confidence in delivering quality results during the final stages.
However, they also noted the complexity of upcoming processes involving numerous professional units and stressed the need for continued diligence. The engineering company’s leadership also assured their capability to complete the remaining work successfully and to provide satisfactory housing solutions for resettled residents.

To date, the Dachang 600 Square project has welcomed over 2,000 visitors from various local housing and construction committees. These visits have fostered valuable exchanges and contributed to advancing prefabricated construction practices.

On March 14, PC Jun reported that the Dachang Taopu project might be one of the most noteworthy prefabricated projects of 2019. Looking back, the project has progressed smoothly.
Let’s explore the technological innovations featured in this assembly project!
1. High Prefabrication Rate PCF Assembly Structural System
The exterior walls employ a leak-proof and structurally secure internal pouring with external hanging system. Non-load-bearing prefabricated exterior walls are connected via blind holes. By integrating PCF exterior walls and large prefabricated balconies into elevator shafts and stairwells, the project achieves a prefabrication rate exceeding 40%.

Load-bearing walls use an internal pouring and external hanging technique.
Non-load-bearing exterior walls connect via blind hole joints.
2. Scaffolding-Free High-Rise Construction Technology
Utilizing high-precision processing for exterior walls, tool-connected joints on panels form a sealed enclosure system, eliminating the need for traditional external scaffolding. Landscaping and roadwork proceed simultaneously with prefabricated building construction, shortening timelines and creating a garden-style construction site. The fence structure is simple to assemble and dismantle, significantly saving materials and space while avoiding safety risks associated with scaffolding removal, fires, and personnel hazards.

3. PC + Aluminum Mold Integrated Construction Technology
Through design optimization, adjustable connection buckles, seam anti-seepage technology, and explosion-proof mold wall clamps, the project overcame challenges from combining two high-precision processes. This approach improves measurement accuracy, achieves thin plastering, reduces labor and materials, and aligns with industrial development trends.
4. Digital Technologies Elevate Assembly and Construction
Leveraging an assembly BIM platform with QR code technology, real-time monitoring of component information optimizes production and transportation management. The assembly training base features an exhibition area for assembly technologies, a worker training zone, a safety experience area, physical models, and a construction method building—all employing BIM, VR, or AR technologies.
The digital construction method building presents construction processes and details in 3D, using VR for immersive training on lifting, safety, and other crucial aspects.

Additional information technologies used in the project include: a project risk management app, VR safety all-in-one machines, intelligent AI for engineering, and more. The project also developed intelligent grouting machines, thin plastering techniques based on non-precise blocks, traffic diversion systems, and specialized PC equipment and instruments.

5. First Construction Method Building
A one-and-a-half-story construction method building was established to physically demonstrate processes and methods. It includes an aluminum film area, one- and two-structural zones, and features PC exterior wall grouting and sealing techniques. This facility offers on-site workers direct training and discussion opportunities. Complementing BIM technology, all virtual construction work has been completed to form a digitized building.
