The Practical Applications of BIM Models Across Different Project Stages

I have discussed the topic of BIM models with many friends before. Recently, many newcomers to the BIM community still face various challenges, the most common being how to effectively apply BIM models. Today, I want to explore the application value of BIM models at different project stages.

Main applications of BIM models during the planning stage include:

Guiding the execution of BIM projects by constructing and analyzing the main plan execution base and the environmental status model. For the planning phase, develop volumetric models for each alternative plan (at least three options), accompanied by spatial area and volume tables. Selection criteria should factor in climate and energy efficiency analysis, in addition to visual observation. Before moving into the basic design phase, finalize and archive the BIM models and files created during the planning stage.

Main applications of BIM models during the preliminary design stage include:

Completing the basic design and preparing documents for building license approval using BIM models. Develop engineering design BIM models based on the basic architectural design and integrate them. Use the integrated BIM model to estimate costs. Obtain the building license through legal review using the BIM model. Finally, produce, finalize, and archive the BIM model before progressing to the detailed design phase.

Main applications of BIM models during the detailed design stage include:

Conducting detailed design based on the selected basic design BIM model and preparing for contract issuance. Build and integrate detailed structural BIM models using the detailed architectural design as a foundation. Develop and incorporate detailed mechanical and electrical BIM models. Provide quantity estimation tables to support cost-related decision-making. Prior to construction contracting, integrate architectural, structural, and electromechanical BIM models, check for conflicts or interferences, and confirm necessary clearances for effective use, construction, and maintenance to avoid clashes. Based on the integrated detailed BIM model, generate detailed quantity takeoffs and cost estimates for contracting documents. Archive the approved integrated detailed design BIM model.

Main applications of BIM models during the construction phase include:

The finalized detailed design BIM model should be used to create construction progress simulation animations, aligned with the project schedule and methods specified by the construction team. This construction BIM model reflects the construction sequence and techniques for reference in construction management decisions. Provide BIM models to assist with contract references. During bidding, the BIM model can serve as a reference for contractors. Based on the construction BIM model, adjust materials and equipment procurement according to the construction schedule, methods, and systems, transforming it into a pre-construction review BIM model for construction feasibility studies and contracting. It is recommended to submit this BIM model at least two months before actual construction to allow for thorough review.

Pre-construction, review the BIM model and complete detailed drawing BIM models for each discipline according to construction progress. These models serve as references for on-site construction and cost estimation. When design changes are requested during construction, provide approved change models, status records, drawings, and review documents. Before moving into the completion phase, incorporate site changes into the BIM model used for the building license and archive it as the BIM model for the usage license application. The owner defines the information requirements for the completion model, which evolves from the detailed design BIM models into finalized construction models.

Main applications of BIM models during the completion phase include:

The construction finalization BIM model documents all corrections made during construction and, after review, forms the final BIM model. Collect and analyze experience from the completed model, adding acceptance and maintenance information tailored to user needs. This creates an acceptance BIM model intended for future operation and maintenance. To validate the BIM model’s accuracy, the construction team should propose verification methods and confirm consistency between the BIM model and the completed building. Methods such as point cloud scanning or physical measurements may be employed.

Main applications of BIM models during the operation and maintenance phase include:

Add necessary operational management information to the acceptance BIM model, enabling its integration with facility management systems. The BIM software or platform used must be open and capable of exchanging information and files via the IFC format.
