

MX581 is a three-story residential building located at 581 Avenida México, in the San Jeronimo Aculco neighborhood of Mexico City. It houses a total of 12 units.



The site is L-shaped, which presented a unique challenge for the project’s layout. The final design preserves one side as a garden, allowing the building’s east-west facade to form a clean rectangular shape. The pedestrian entrance is located within this garden, roughly 3 meters above street level.



Initially, the plan was to construct two six-story towers, each with one apartment per floor, featuring sizes ranging from 150 to 212 square meters. These towers would be linked by a central courtyard, providing direct access to each apartment. The final design instead includes two buildings, each three stories tall, with two units per floor, totaling twelve apartments across the east and west wings.


The central courtyard features a continuous wooden platform designed as a circular outdoor walkway, providing access to four apartments on each floor. This circular layout creates terraces shared by all households. To ensure privacy and separation from the garden and neighboring residents, prefabricated concrete mesh walls divide the terraces while allowing natural airflow within the courtyard.



At the center of the courtyard, a Japanese guava tree stands as a visual focal point for all residents, fostering a sense of tranquility. Surrounding the tree are flower beds and benches designed to encourage interaction and communal sharing among residents.


At the northern end of the courtyard, elevators and staircases are housed within a vertical cylindrical structure, providing access to all levels. The parking garage and lobby are located at the base of the building and on the street-level first floor, allowing vehicles to enter without ramps and providing easy connection to vertical circulation. The apartment design places public spaces facing the central courtyard. Private areas, including three bedrooms oriented towards the east and west streets, feature inward-sloping facade walls to enhance privacy and natural light. Vegetation is incorporated in all bedrooms, not only offering greenery views but also serving as a natural sound barrier from street noise.


To maximize open space for all units, each apartment includes balconies and terraces. Additionally, the two units on the west side of the first floor feature private inner courtyards. The four units on the top floor are equipped with private rooftop gardens, while elevated guest rooms and dining areas enhance spatial experience.
