This time, I would like to discuss the scope of BIM application specifically for homeowners. Traditionally, homeowners have not been the main driving force behind the transformation of the construction industry. Their primary focus has been on addressing common engineering challenges such as cost overruns, schedule delays, and quality issues. Many homeowners view construction projects as relatively small expenditures compared to the overall lifecycle or operational costs that accumulate over time.
However, shifting market conditions are prompting homeowners to reconsider their perspectives and pay closer attention to the construction delivery process and its impact on their business. It is often observed that service providers note homeowners’ desire for quick results and frequent changes in requirements, which can ultimately affect design quality, project costs, and schedules. The emergence of BIM technology seems to offer homeowners a fresh and decisive approach to overcoming these traditional challenges in their workflows and operational methods.
BIM technology provides effective solutions to these potentially impactful issues, enabling homeowners to fully leverage BIM to tackle previously difficult problems. Therefore, it is crucial to provide homeowners with a comprehensive understanding of BIM and its application scope. In the past, even when homeowners adopted BIM, their experience often ended with receiving just a visually appealing image or animation from designers. Their perception of BIM was limited to a 3D software tool for creating animations, and nothing more. Unfortunately, this narrow view hinders the broader adoption of BIM among property owners, leading them to underestimate its value and avoid investing significantly in it.
To address this, we explain the concept of BIM application to homeowners within its full scope. We emphasize that BIM represents a new way of thinking—one that is not only visually impressive but also highly practical and user-friendly. Homeowners need to understand how BIM can enhance their competitiveness and how applying BIM can lead to better outcomes when responding to market demands. By taking the lead in implementing BIM, homeowners can boost industry enthusiasm for BIM adoption. Those who have received quality BIM-related training will raise the competitive bar and be better equipped to collaborate effectively with design and construction teams.
Currently, the scope of BIM applications for homeowners generally includes the following areas:
- Increasing the frequency of design evaluations in advance to reduce information barriers and improve communication;
- Analyzing design complexity to support future operations and maintenance management;
- Calculating multiple project timelines to expedite project launch, which aids in faster capital recovery;
- Managing project costs and schedules;
- Ensuring project quality control;
- Incorporating sustainable development concepts;
- Effectively managing project assets.
That concludes my overview for now. I encourage everyone to contribute additional insights to further enrich this discussion.
