My Personal Perspective on BIM Models

As is widely known, Zhou, BIM Technology is expressed through BIM models created using specialized software. Each BIM model contains extensive data related to construction engineering. Regardless of the party involved in a project, analyzing and evaluating the data within a BIM model provides valuable information directly related to their specific role. This shared information enables all parties to collaborate effectively, ensuring a smooth project progression. Here, I would like to share my personal insights on BIM models.

Creating BIM models allows architects and homeowners to communicate visually through 3D representations of the architect’s designs. Homeowners can clearly see whether the design meets their original expectations and reflects their vision, thanks to these fully visible 3D models.

Moreover, visual models simplify communication between owners and design firms. Since not all homeowners have extensive architectural knowledge, misunderstandings often arise due to differences in expertise. BIM’s visualization significantly reduces these barriers, enabling both parties to address issues on equal terms and minimizing communication difficulties.

The architectural drawings exported from BIM models—such as floor plans, elevations, and sections—are generally simpler and clearer compared to those produced with traditional CAD software. This reflects the fact that only simplified drawings are needed to construct a 3D architectural information model. However, if you require architectural drawings for direct submission and review by construction management, additional processing is necessary. This might involve spending more time refining the model or exporting DWG files for further editing in software like AutoCAD.

Construction site personnel also benefit from clear and straightforward BIM models, which provide a comprehensive understanding of the overall construction sequence and potential challenges. The detailed explanations of each component and the clearly defined construction order help reduce errors caused by misinterpretation or varying levels of experience among workers.

Quantity calculation is a crucial aspect of construction projects, as it directly impacts costs. BIM models excel in this area by accurately calculating quantities, automatically accounting for intersecting parts, duplicate elements, door and window openings, and more. When engineering changes occur, modifications to drawings and quantities are linked within the BIM model, ensuring consistent updates across affected areas. This linkage minimizes errors and omissions that could otherwise lead to discrepancies in the project documentation.

These are my personal thoughts on BIM models. Although I have written about BIM models before, I feel that no matter how much I elaborate, it is impossible to cover everything. BIM models encompass data not only about the building itself but also its surrounding environment. Additionally, advancements in cloud technology and the Internet of Things have given BIM models even greater significance.
