My Perspective on the Definition of BIM

Regarding BIM, the definition of Building Information Modeling has been widely agreed upon within the industry. I do not aim to generalize it for everyone here; instead, I would like to share my personal perspective under the title “My Opinion on BIM Definition”.

Traditionally, architects relied on pen and paper to create 2D design drawings, presenting various aspects through plans, elevations, sections, and perspectives. However, this approach often led to errors and misunderstandings among engineering personnel due to inconsistent design and construction information. With advancements in computer technology, computer-aided drafting became more prevalent, evolving from 2D to 3D models, alongside the maturing concept of BIM in recent years.

Introduced by experts in 2005, BIM integrates both graphical and non-graphical data into comprehensive digital models for construction projects. This information is applicable not only during design and construction phases but throughout the entire lifecycle of a building. BIM’s display is based on 3D modeling, combined with engineering information from various related domains, enabling integrated management of construction projects. This approach significantly enhances project efficiency and substantially reduces predictable risks.

BIM’s primary application is to realistically simulate building appearance and spatial context of design schemes through 3D visualization before construction begins. This allows stakeholders to review and confirm requirements from multiple perspectives, minimizing discrepancies in interpreting design documents and improving situational awareness among designers, owners, and construction teams. Furthermore, the internal parameter information within BIM models conveys design requirements precisely, facilitating effective communication and interface management across different professional disciplines.

Serving as a medium for the physical integration of models from various trades, BIM reduces communication issues and the asynchronous updates often caused by differing professional inputs. It can also detect most potential interface conflicts early in the design phase, improving construction quality. Additionally, BIM accurately calculates the quantities of construction materials required, helping owners maintain cost control. Utilizing the powerful computing capabilities of modern computer systems, BIM goes beyond simulation and drawing—it defines and verifies construction components while providing detailed data models for precise quantity takeoffs.

The above reflects my personal views on the definition of BIM as discussed today. While there are formal textual standards defining BIM, I mainly wanted to share my own understanding. It is worth noting that BIM is rapidly gaining momentum in China, with strong support from central and local governments, enterprises, and individuals alike. It is expected that BIM adoption will experience significant growth in the country over the next 3 to 5 years.
