How I See Building Information Modeling (BIM)

My first encounter with BIM technology was back in 2009, due to my work. At that time, I was accustomed to traditional construction management methods and CAD design, so my understanding of BIM was quite superficial. I thought BIM was just a step beyond CAD, mainly focused on creating 3D models, with nothing more to it. Also, there was no systematic training available then. However, in recent years, BIM technology has become synonymous with innovation in the construction industry, which has led me to pay much closer attention to it.

After undergoing professional and systematic training, my understanding of BIM has dramatically improved. Today, I want to share my perspective on BIM through the BIM Architecture Network, hoping to connect with friends who shared my earlier views and to exchange ideas.

Building Information Modeling, or BIM, uses computer technology to simulate real buildings within a virtual digital space. It involves creating detailed components of a structure and storing both geometric and non-geometric information about the building. Geometric data includes elements such as position, size, appearance, and measurements, while non-geometric attributes cover additional details like unit price, color, and quantity.

During training, the instructor explained that BIM technology supports object-oriented functions throughout the engineering process, including planning, design, construction scheduling, and quantity calculation. This approach brings significant improvements to building design and construction by reducing design flaws and minimizing disputes caused by quantity discrepancies. Moreover, BIM enables comprehensive simulation and analysis, allowing exploration of alternative solutions and enhancing constructability.

With rapid advancements in computer technology, BIM’s scope and capabilities have expanded far beyond traditional 3D visualization. It now includes a 4D construction control system that integrates construction processes with scheduling, and when combined with cost data, it becomes a 5D information system. BIM is also used alongside other software for analyzing energy efficiency, emission reductions, green building design, smart buildings, and more.

Beyond the planning and design phases, BIM’s application during construction can significantly boost productivity. Projects utilizing BIM improve communication and collaboration among team members, reduce management risks, lower costs, shorten construction timelines, enhance quality, and improve service functions throughout the project’s entire lifecycle.

The trainer also emphasized that implementing BIM technology effectively can greatly eliminate inefficiencies common in traditional engineering projects, saving costs and improving quality. Due to the extensive use of spatial information in facility maintenance and management, the lifecycle benefits of construction projects can be shared among all participants. However, maximizing these benefits depends on how well the BIM process is implemented, the appropriateness of the tools used, and the proficiency of the users—what is often referred to as the integration of processes, tools, and talent.

In summary, my BIM training has reshaped my understanding. BIM is far more than just a modeling tool—it is a vast repository of data spanning the entire lifecycle of a construction project. This data can be integrated, analyzed, and applied to manage and control projects effectively. Additionally, BIM can analyze surrounding factors such as environment, transportation, weather, and carbon emissions, laying a strong foundation for the development of green buildings.
