Perspectives on BIM Models

Today, I would like to share my perspective on BIM models. A BIM model can be described as a parameterized 3D geometric representation of a building, containing comprehensive data about the entire project. This data serves as a solid foundation for various software systems, allowing them to automatically calculate precise information based on component data. The model can generate real-time outputs such as floor plans, elevations, sections, detailed drawings, 3D views, and perspectives.

The architectural drawings produced from BIM models meet the required standards and can be directly submitted to construction management for approval. To generate construction drawing instructions, the model undergoes a one-time annotation process. When the model is updated, these annotations are automatically recalculated, enabling quick re-exports without repeated manual changes. This not only saves time but also reduces inconsistencies and omissions in the drawings. By leveraging BIM solutions, the design can be seamlessly converted into construction drawings, significantly improving efficiency and reducing labor costs.

During the modeling phase, design reviews and evaluations are performed without relying on traditional drawing sets. Any issues identified are communicated back to the respective design teams, with information progressively added through conceptual, detailed, and construction design stages until the model is complete. For estimation purposes, the engineering department extracts quantities from the finalized design model and cross-checks them with outsourced estimates to ensure accuracy. This data is then combined with the company’s internal unit price database to generate cost estimates.

In construction planning, the engineering department uses the completed BIM model to conduct 4D simulations, integrating time-based scheduling with the 3D model. This visual simulation helps identify potential challenges and benefits before construction begins. Once construction is completed, the responsible department finalizes the model, which then serves as a valuable resource for operation and maintenance. It can also be provided to building users to assist with spatial planning and facility management.

The use of BIM begins with handing over a conceptual volume model to the design team, reducing information gaps. As each discipline completes their design, the company’s internal design department acts as a central platform to integrate and check for conflicts between the various professional models. Any conflicts found are promptly addressed by the relevant design teams. Through successive stages—conceptual, detailed, and construction design—information is incrementally added to complete the model. At every stage, the engineering quantities can be extracted and assessed at varying levels of detail using a comprehensive database. Once the construction design model is finalized, it can be used to produce all necessary 2D construction drawings.

Finally, the construction design model is handed over to the engineering department for construction scheduling and spatial simulation. This enables identification of potential issues early on, which helps in better controlling the construction timeline and optimizing the construction plan. The completed model also facilitates the generation of a bill of materials onsite, improving cost management. Additionally, the model can be shared with material manufacturers to support component prefabrication. That concludes my thoughts on BIM models—I hope this overview proves useful to everyone.
