By applying BIM technology, risks can be reduced, design drawings streamlined, quality control enhanced, communication clarified, and advanced analytical tools more easily evaluated. BIM technology involves the development and use of computer software to create models that simulate the construction and operation of facilities. The resulting model, called a BIM model, contains rich, object-oriented data that intelligently represents facility parameters. This digital model can extract and analyze information based on different users’ needs, generate data to support decision-making, and improve processes related to facility delivery.

The application of BIM to enhance planning, design, and construction processes is often referred to as virtual design and construction. Key characteristics of Building Information Modeling (BIM) technology include:

1. BIM technology functions as a parametric relational database that links multiple layers of information to specific objects within a building (each building component). The model stores extensive information beyond design and construction, serving as a valuable data source for operations and maintenance.

2. BIM models are intelligent—any change to one component automatically updates all related components. Modifications affect not only the visual representation but also the underlying data in the database, ensuring consistency across all images and analyses.

3. BIM technology continues to provide three-dimensional drawings of buildings. Since all data in the model is inherently 3D, designers and engineers can generate construction diagrams from any angle or cross-section using various design or project programs.

BIM technology serves as an intelligent tool for analyzing data across multiple disciplines. Because the model elements include building attributes such as heat conduction, geometric structure, and surface materials, it is possible to simulate the behavior of building systems.

Importantly, BIM technology acts as a permanent, continuously updated document that centralizes all information and manages the entire lifecycle of an asset.
