What Does a BIM Project Manager Do? Key Responsibilities Explained

With the widespread adoption of BIM in China, new roles have emerged alongside the familiar BIM modelers and engineers. One such role gaining significant attention is that of the BIM project manager. Today, I will explore what a BIM project manager is and the specific tasks they are responsible for.

According to the author, the BIM project manager role can be assigned by the owner or project team based on contract terms. The following responsibilities are common, though they should be adjusted to fit the unique needs of each project:

Assist property owners in developing the BIM Application Execution Plan, ensuring consistency with regulations and continuous progress of the plan. Carry out all relevant duties according to the execution plan’s requirements.

Manage and grant appropriate permissions to relevant personnel, including creating, deleting, and modifying access rights, to prevent data loss or damage during file exchange, maintenance, and archiving.

Establish standards for model management, including but not limited to:

  • Model origin, coordinate system, and measurement units
  • Model naming conventions
  • Regular release of authorized phased models to the project team

Lead model integration meetings, including conflict analysis, and submit regular conflict detection reports.

Additional responsibilities include confirming:

  • Solutions for model storage space
  • Model version control
  • Model permissions
  • Model integration processes

In my view, the specific job responsibilities of a BIM project manager should also include the following:

Collect and coordinate all submitted BIM models and exchanges, verify file completeness and usability, ensure compliance with protocol specifications and/or BIM execution plans, and maintain backup records of each file received.

Take necessary preventive actions, such as proposing or defining requirements for the BIM collaborative environment, to avoid compatibility issues related to hardware, software, licensing, or file formats.

Assist in decision-making processes regarding BIM models and the review mechanisms for related delivery documents.

Establish data confidentiality and security standards to protect against data damage, virus infections, misuse, or transmission errors caused by project teams or external factors.

Regularly back up BIM project data stored on network servers.

Conduct frequent data system scans to maintain the security and integrity of model data.

Document and report any events affecting the model, including external attacks, and take appropriate protective actions.

Maintain BIM files for archiving and access in accordance with established protocols.

Ensure the quality of the model aligns with contract terms and the BIM project execution plan.

In case of a job transition, transfer all tangible and intangible products and information managed or controlled by the BIM project manager to their successor at the time specified by the owner.
