My Perspective on BIM: A Personal Insight

BIM is currently one of the most discussed concepts in China’s construction industry. It is often praised as a revolutionary technology that can capture the current state of the construction process and even transform architectural practices. Many companies and projects across China have already begun using BIM systems to support design and construction. Today, I would like to share my perspective on BIM.

BIM represents a new approach in modern architectural design. Unlike traditional computer-aided drafting, BIM is based on three-dimensional spatial modeling technology. Moreover, it enriches each building component with extensive data and attributes, capturing various information requirements across design and construction phases. When the building reaches the operation and maintenance stage, the BIM software should retain consistent project information that accurately reflects the building’s main features, including its appearance and internal structure.

The full term for BIM is Building Information Model. It redefines how building components are represented by storing detailed digital information and parameter data. Beyond just 3D visuals, BIM includes geometric details as well as architectural and engineering information. This enables automation across multiple stages such as design, construction, and facility management. Additionally, users can leverage this data by writing APIs (Application Programming Interfaces) to run custom programs and generate desired outputs.

Compared to traditional CAD drawings, BIM offers significant advantages by using an object-oriented approach to model representation. This allows for linked views, automatic updates of calculation tables, and greatly reduces repetitive redrawing. Adjustments and edits can be made more efficiently at different project stages, and BIM facilitates better integration throughout the building’s lifecycle. However, since BIM technology is relatively new, its software platforms and development environments are still evolving rapidly. As a result, the learning curve for writing APIs in BIM software remains steep and often requires considerable time.

BIM excels in visualization and comprehensive 3D spatial data processing, which greatly supports information services throughout the planning, design, and construction phases. However, similar to how cloud databases and traditional databases each have their strengths, BIM information models and spatial databases serve different purposes. If BIM focuses on visualization and 3D data editing (such as adding, modifying, or deleting elements), while spatial databases handle data queries, combining these approaches could offer powerful solutions—especially for software applications in later lifecycle stages.

The above is a brief reflection on BIM from my perspective. In truth, discussing BIM thoroughly could take much longer, as its greatest value lies in the full application and integration of building information. In BIM, the “I” stands for information, which directly impacts the quality, timeline, and cost of a project. Importantly, BIM is a human-driven process that requires manually integrating information into the model, adding component attributes, and applying the technology in a standardized and thoughtful manner to fully harness its benefits.
