Emerging Trends in BIM Development

When BIM is correctly integrated during the planning and design phases, it facilitates highly accurate engineering quantity estimations and enables the exploration of various alternative design solutions, fully realizing the benefits of value engineering.

Because design teams are often accustomed to traditional 2D workflows, they may initially doubt the effectiveness and timelines achievable through new tools like BIM. The need for software and hardware upgrades to capitalize on these advantages can make professionals hesitant, leading them to rely on familiar software to perform their tasks.

The challenges faced during BIM’s initial adoption are inevitable. Time constraints often force companies and employees to balance learning new methods with meeting project deadlines. Nevertheless, various professional departments within organizations must integrate BIM into practical applications, accumulate experience across multiple projects, and earn recognition and support from project owners.

The promotion and education of BIM technology remain essential. Continuous application and learning through hands-on design work currently represent the most effective way to advance BIM adoption. Beyond encouraging design teams to embrace BIM technology, its development is expected to focus mainly on the following areas:

1. Combining equipment maintenance and management functions to effectively utilize BIM parameter information, enhancing facility management during later lifecycle stages.

2. Integrating mature estimation software and empirical rules to apply BIM parameter data for cost estimation and financial control of engineering projects.

3. Leveraging BIM’s environment analysis and simulation tools to support green energy design solutions, enabling building technology services to offer performance-optimized designs early in the design phase.

In conclusion, the continuous promotion and education of BIM technology are crucial to ensure that various professional departments within construction enterprises are regularly exposed to BIM tools during concept development and design planning. This exposure encourages the practical application of BIM concepts.

BIM establishes a common information standard for data structures across different software platforms, eliminating obstacles in data conversion and integration. The new engineering technology system offered by BIM—characterized by 3D visualization, informatization, and structured data—has already taken shape.

The application of BIM in cost control and schedule management has demonstrated clear value in construction projects. It is anticipated that BIM’s use in large-scale public works will also lead to comprehensive improvements in quality, scheduling, cost, and other aspects.
