Is BIM Truly All-Powerful? Exploring Its Limitations and Challenges

BIM Technology has long been hailed as a revolutionary breakthrough in the construction industry. Since its adoption, it has received widespread acclaim, often being portrayed as an all-powerful solution. But is this really the case? Today, let’s explore the question: Is BIM truly omnipotent? What are its drawbacks?

(1) Numerous Participants: Construction projects involve a wide range of stakeholders, including owners, survey teams, design units, design agencies, construction companies, supervision bodies, government departments, contractors, and site management vendors. The absence of a unified data processing standard can create challenges in information exchange. For instance, when discussing a specific construction plan, if contractors, supervisors, and subcontractors need to review BIM files together, they must often be physically present in the same conference room using the same computer. Remote collaboration remains difficult under current conditions.

(2) Massive Volume of Information: The construction phase generates an enormous amount of data. BIM files can easily reach sizes of tens or even hundreds of gigabytes. This places high demands on both BIM software and computer hardware, especially for remote access. Typically, mobile workstations or high-end desktop computers are required. When networked operation isn’t feasible, each BIM user must have a powerful machine to work effectively. Opening multiple BIM files simultaneously is cumbersome and inefficient. Research in Australia has addressed this by implementing a system similar to a Document Management System (DMS), where BIM files are stored on a central server and users can upload or download files based on their permissions.

(3) High Initial Investment: The upfront costs of adopting BIM are significant, causing many supervisors and companies to hesitate. This limits the widespread application of BIM within the industry. Currently, most BIM software packages cost over ten times more than traditional drafting software. Custom-developed add-ons for specialized needs are even more expensive. Additionally, ongoing expenses such as training, technical support, and software upgrades can add hundreds of dollars per license.

(4) Full Lifecycle Application: Considering the entire lifecycle of a construction project, information spans diverse areas such as feasibility studies, decision-making, design, planning, procurement, execution, control, and operational management. From a case management perspective, IT systems must handle cost, schedule, quality, and contract management information. On an individual project level, the goals include managing subsystems, resources, data, activities, and organizational information. BIM offers a powerful solution to integrate all this information, but it also introduces challenges in how to efficiently read, interpret, and convert such complex data.

(5) Information Security: From a security standpoint, BIM is designed for integrated information management through digital and visualization technologies. It requires robust licensing authorization and firewall protections to accommodate diverse participants, departments, and project cases simultaneously. One major challenge is ensuring quick and accurate access to licensed information in a secure environment, enabling productive work without compromising data security.
