What Are BIM Operation and Maintenance Software? What Platforms and Features Do They Include?
In recent years, the application of BIM technology has grown rapidly alongside China’s swift development. Numerous enterprises are now involved in various stages such as planning, design, construction, management, and even post-construction operation and maintenance. However, currently, there are relatively few BIM operation and maintenance software solutions available in China. Below, I will provide a brief introduction to some of the established platforms.
1. ARCHIBUS – A Well-Established Software
The ARCHIBUS/FM management platform from the United States is a mature asset management solution widely used for information exchange and communication in enterprise facility management and real estate management. Operating entirely through a web browser, it offers a comprehensive range of CAFM (Computer-Aided Facility Management) features, including deep integration and collaboration with ArchiCAD, if required by the user.
This platform helps users operate equipment more efficiently, reduces construction and management costs, and improves service quality. It is fully compatible with ArchiCAD and can directly create its own FM database using ArchiCAD’s BIM format.

Since many projects in China are modeled using Revit, this compatibility has laid a solid foundation for later operation and maintenance using Autodesk FM Desktop. By leveraging DWF technology, equipment managers can efficiently migrate consistent and reliable space and room data from Revit building information models into Autodesk FM Desktop, eliminating the need for time-consuming manual creation of multiple line segments.
