BIM Model
The fundamental concept behind BIM (Building Information Modeling) is parameterizing the model, which sets it apart from traditional CAD drawings that consist solely of vector data. In a BIM database, each object is parameterized. This means that when using a BIM system to create building engineering drawings, only the necessary objects need to be selected from the BIM database to construct the complete BIM model.

BIM Applications
BIM mainly utilizes 3D visualization to realistically simulate the architectural appearance and spatial context of design proposals in advance. Before construction begins, it allows stakeholders to review and confirm requirements from multiple perspectives. This reduces misunderstandings and gaps in interpreting design documents among design teams, owners, and engineers. Additionally, the internal parameter information within BIM models accurately conveys design intentions, greatly facilitating effective communication and coordination across different disciplines. BIM also serves as a medium for integrating models from various specialties, minimizing communication barriers caused by differing terminologies and fragmented drawings.

BIM is a computer graphics system or platform that focuses on objects rather than just disconnected line drawings such as points, lines, and circles. For example, in a conventional CAD interface, when users draw windows, they use commands like “window” and then move the mouse to position the window on a wall. In contrast, a BIM engineer specifying the window’s location on a wall automatically creates an opening in the wall at that position, and the window is linked to the wall. Selecting the window’s properties reveals detailed information such as its name and type, unlike traditional AutoCAD’s 2D representations composed of simple lines and circles.

The BIM database essentially acts as a 3D model. The 2D drawings generated by BIM are projections of this 3D model onto any plane. Therefore, constructing a 3D building model in BIM allows all necessary drawings—such as floor plans, elevations, sections, and perspective views (including line drawings, color fills, and renderings)—to be created directly from the model. This process saves the time traditionally spent redrawing related views in AutoCAD, allowing designers to focus more on meaningful aspects of building design.

BIM Model Components
A BIM model consists of building components such as columns, floors, walls, roofs, windows, doors, stairs, and other objects forming the entire building structure. When a designer modifies the BIM model from any viewpoint, all related drawings are automatically updated to reflect these changes.

BIM technology is evolving toward full lifecycle applications in building projects. During the design phase, it helps detect errors and conflicts early on, preventing costly mistakes during construction. Furthermore, during the operation and maintenance phases, the previously established BIM model can be directly utilized, avoiding redundant data creation and reducing compatibility issues caused by differing file formats when integrating information.

BIM can identify most potential interface conflicts during early design stages, thereby improving construction quality. It also accurately calculates the quantities of required construction materials, helping control costs for the owner. BIM leverages the powerful computing capabilities of modern systems—not only serving as a tool for simulating drawings but also for defining, reviewing, and presenting model components with precise quantity calculations.
