BIM models are known as parameterized models, which significantly enhance the accuracy of construction budgets. During the modeling process, various construction elements are assigned constraint parameters such as size, type, and material. Because BIM results from repeated verification and adjustments within a visualized design environment, the material and equipment data exported from it is highly reliable. This data can be directly applied to project budgets, providing a solid foundation for cost control and construction settlements.
Traditionally, construction settlements were calculated using physical drawings. Today, BIM models allow for fully automated data generation, greatly improving the precision of budgeting and settlement processes. Each construction unit can prefabricate numerous components—such as doors and windows, steel structures, and mechanical and electrical pipelines—in the factory before on-site installation.
Using BIM-exported data substantially reduces the need for on-site surveying of prefabricated structures, while also boosting the accuracy and speed of component fabrication and processing. This shift transforms the previously extensive and fragmented construction approach into an integrated, modular on-site construction method. It effectively addresses challenges like limited on-site processing space, difficult vertical transportation, and quality control issues during processing. As a result, it plays a crucial role in enhancing work efficiency and reducing costs.
Previously, prefabrication relied on on-site surveying and mapping, which often led to accuracy problems. Prefabricating based on a validated and precise BIM model, combined with software-generated prefabrication diagrams and logistics numbering for each pipe section, offers an effective solution for post-factory processing.
