How BIM Technology Is Transforming Quality Management in Construction Projects

BIM technology significantly enhances quality management in construction projects.

(1) Improving Design Quality Through BIM
Currently, architectural design involves detailed division of labor, requiring collaboration among engineers from various disciplines such as architecture, structure, and installation. Due to differences in understanding, discrepancies often arise between the specialized design drawings, leading to conflicts that are difficult to avoid. By applying BIM in architectural design, computers facilitate coordination and integration among the different professional departments. This approach effectively controls errors, omissions, clashes, and design deficiencies.

(2) Helping Owners Understand Project Quality
Owners are the primary beneficiaries and key decision-makers regarding engineering quality. However, their limited technical knowledge often creates communication challenges with designers, supervisors, and contractors. When owners’ quality requirements are unclear, frequent changes occur, making quality control difficult. BIM offers owners visual, 3D design models that allow them to clearly express their expectations for project quality—such as building colors, materials, and equipment specifications—enabling all parties to collaborate more effectively on quality control.

(3) Enabling Project Managers to Control Quality
Since BIM designs are digital, computers provide powerful tools for quick retrieval, analysis, and data management. Supervisors and project management personnel no longer need to repeatedly review large sets of drawings. Instead, they can easily access detailed information about building components—such as steel reinforcement layouts, equipment openings, and component dimensions—and promptly issue on-site instructions. Additionally, converting building plans from 2D to 3D is resource-intensive. Whether construction has started or is still in preparation, making changes after identifying problems can be costly. By integrating BIM models with construction plans in a virtual environment, project teams can simulate constructability and detect quality issues early, preventing costly rework.
