What do business owners use BIM for? The answer is clear: owners utilize BIM to complete their tasks more quickly and effectively. However, the tasks of an owner differ from those of a design firm, a construction company, or an operations and maintenance team. Naturally, the way homeowners apply BIM also varies.
In conversations with property owners, we often hear statements like: “Our project design institute is using BIM, and the construction team is using BIM. But using BIM is not the responsibility of us, the property owners.” This reflects a common misunderstanding that mixes the responsibilities of owners with those of design and construction teams. Indeed, using BIM for design support is the responsibility of the design institute, not the owner. Similarly, using BIM for construction support falls under the construction company’s duties, not the owner’s. So, what about using BIM to assist homeowners in their work? That responsibility lies solely with the property owner.
It’s important to remember that BIM itself is not the owner’s ultimate goal. Instead, BIM serves as a tool to help owners achieve their objectives. The owner’s use of BIM should not add extra workload beyond the initial learning curve. Rather, BIM should be integrated into the owner’s daily operations to enhance efficiency and quality. How BIM can improve each specific task for the owner is an ongoing challenge that requires continuous collaboration, research, and practice among all stakeholders. This progress cannot be achieved overnight.
