Misunderstandings about BIM technology adoption among construction companies:
First, many believe that the timing is not right and that BIM can only be effectively used once its application matures during the design phase. However, mature and high-return BIM applications already exist during the construction phase, such as modeling and calculations, so waiting until the design phase is unnecessary.
Second, there is a common misconception that BIM technology is synonymous with Revit. Many construction companies invest excessive effort into mastering Revit, which leads to a somewhat narrow focus. While Revit is well suited for BIM applications in the design phase and detailed design work, it is less effective for addressing complex, localized challenges during construction—such as bidding standards and measurement or pricing rules. Construction companies should instead focus more on localized BIM solutions tailored to their specific needs.
Third, some companies hesitate due to perceived high costs and risks associated with BIM investments. However, years of practical experience show that BIM offers the highest return on investment among information technologies in the construction industry, with relatively low risk. Applying BIM during the construction phase, particularly through mature calculation software, significantly enhances refined project management. Furthermore, by refining and adjusting BIM models, additional profitable applications become possible—such as clash detection, rebar sampling, data management, and collaboration—providing substantial economic benefits.
Fourth, there is concern about whether to adopt multiple BIM software platforms. Challenges include maintaining data consistency and avoiding redundant investments. While these are valid issues, they are not insurmountable. Industry efforts must focus on resolving and mitigating these problems. Importantly, concerns about software diversity should not hinder the broader adoption of various BIM tools.
