There are generally two main advantages of BIM technology:
First, it transforms building representation from a simple two-dimensional view into a multidimensional perspective using computer technology. Traditionally, buildings were seen as just geometric shapes in three dimensions. However, each component of a building carries cost details and extensive scheduling information throughout the construction process. By integrating cost, schedule, and the model itself, a wealth of valuable information is generated.
Second, BIM creates a comprehensive and scientific virtual reality environment. It allows for simulating the building before construction begins, enabling analysis of whether the design and construction plans are feasible. BIM technology can simulate the entire construction process and evaluate every detail in advance — from tower crane placement and labor scheduling to assessing the convenience and practicality of the building’s future operation and maintenance. Through comparing and analyzing different scenarios, users can select the most suitable plan before actual construction starts.
While the advantages of BIM technology have yet to be fully realized in many construction projects, ongoing research and development suggest that BIM will enable increasingly impressive and efficient projects in the future.
