Managing Installation Materials Effectively in a BIM Database

How does a BIM database manage installation materials? Many professionals using BIM for project management have likely considered this question. Today, the BIM Building Training Network will share some insights on this topic.

Proper classification of materials is a crucial foundation for effective material management. One of the greatest advantages of a BIM installation material model database is that it contains comprehensive attribute information for each material. During data modeling, experienced modelers assess the properties of construction materials based on factors such as required quantities, capital investment, and overall importance. This evaluation helps assign star ratings and classifications to ensure scientific and efficient control.

Based on the characteristics of installation engineering materials, materials can be categorized as follows:

Materials with high demand, significant capital investment, or those that are special or difficult to procure are defined as “Three-star materials.” For these, it is essential to strictly follow design construction drawings and BIM mechanical and electrical models. Each item must be carefully reviewed to guarantee the accuracy of specifications, models, and quantities.

Common primary materials, such as pipelines and valves, are classified as “Two-star materials.” Using data from the BIM model, their usage and quantities can be precisely controlled.

Auxiliary materials, which have low capital investment, low demand, and less critical importance, are categorized as “One-star materials.” These can be determined using general calculation formulas and standard budget quotas.
