Using BIM to Enhance the Construction Phase

As awareness and understanding of Building Information Modeling (BIM) grow in our country, it is clear that BIM can be utilized throughout the entire lifecycle of a building. Here, we summarize the key applications of BIM during the construction phase of projects.

1. Quantity Calculation: BIM technology greatly enhances the accuracy and speed of budgeting. It facilitates quick bidding, progress payment reviews, and subcontracting quantity confirmations. Additionally, it supports detailed management of various disciplines and enables comprehensive cost control throughout the process.

2. Collaborative Management: BIM creates a centralized project information hub, granting authorized personnel access to the latest and most accurate data anytime, anywhere. This shifts communication from point-to-point to a one-to-many system, reducing misunderstandings and significantly improving collaboration efficiency.

3. Collision Detection and Detailed Design: BIM automatically generates floor plans, sectional views, and hole reservation drawings. It also performs motion collision detection to effectively guide construction. This deepened design approach assists construction teams in optimization and thoroughly reflects the construction plan.

4. Visualization and Virtual Construction: BIM enables the presentation of construction animations and virtual walkthroughs. It allows 3D and 4D simulation of construction plans to identify and resolve issues promptly, while also supporting visualization-based disclosures.

5. Resource Planning and Enterprise-Level Project Database: BIM applications allow for multi-dimensional statistical analysis by region, progress, and more. This supports rapid development of human, material, and equipment resource plans, enabling short-term comparisons. In response to changes, resource plans can be quickly adjusted. Moreover, BIM facilitates coordinated management of resources across multiple enterprise-level projects and supports controlled material requisition.

6. Engineering Archives and Information Integration: BIM data forms a comprehensive engineering archive database, which can be combined with onsite photographs to streamline project completion and handover. This enhances warranty services, reduces costs, and improves the efficiency of property operation and maintenance.

BIM represents a new concept that brings a series of innovations and transformations, spanning from planning and design theories to construction and maintenance technologies. It is the future trend for digital transformation in the construction industry.
