How BIM Enhances Efficiency and Profitability for Construction Companies

Currently, an increasing number of construction companies in China have recognized the transformative impact of BIM on the construction industry and have started to adopt it one after another. However, many companies remain cautious and continue to observe before fully committing, with their reasons known only to themselves. Here, the editor of BIM Building Training Network summarizes some of the key benefits that BIM offers to construction companies. While this overview includes some personal opinions and acknowledges existing limitations, we hope it provides useful insights for everyone.

First, BIM models—often described as parametric models—significantly enhance the accuracy of construction budgeting. During the modeling process, various construction elements are assigned constraint parameters such as size, shape, and material. Because BIM results from repeated verification and adjustments within a visualized design environment, the material and equipment data exported from these models are highly reliable. This data can be directly applied to project cost estimates, providing a solid foundation for cost control and settlement. Traditionally, construction settlements were based on manual measurements from drawings. Now, with BIM, data is automatically generated, greatly improving the precision of budgeting and settlement processes.

Additionally, many construction units prefabricate numerous components—such as doors, windows, steel structures, and mechanical and electrical pipelines—in factories before installation onsite. Utilizing data exported from BIM models significantly reduces onsite surveying efforts for these prefabricated structures, while boosting the accuracy and speed of component fabrication and processing. This approach shifts construction from a traditionally fragmented and labor-intensive process to an integrated, modular onsite assembly method. It effectively addresses challenges like limited onsite processing space, difficult vertical transportation, and quality control issues. As a result, work efficiency improves and costs decrease. Previously, prefabrication relied heavily on onsite measurements, which often lacked precision. Prefabrication based on validated BIM models, combined with software-generated fabrication drawings and logistics numbering for pipe sections, provides a much more reliable and efficient solution for factory processing.

Second, BIM enhances the accuracy of equipment parameter verification. During mechanical and electrical installations, pipeline designs often require adjustments, such as changes to routing or the number of bends, due to comprehensive system balancing or onsite decoration modifications. These changes can affect the original system review. By leveraging the precise information within BIM models and performing review calculations, more accurate system data can be obtained, offering a strong basis for selecting appropriate equipment parameters.

Third, BIM simplifies construction coordination and management. Through information sharing, four-dimensional construction simulations, and remote monitoring, BIM establishes an effective platform for information exchange among all project participants. This is especially crucial for complex projects like the Shanghai Center, which involves intricate structures, massive systems, and numerous functions. BIM enables stakeholders—including owners, design institutes, consulting firms, general contractors, specialized subcontractors, and material suppliers—to share data on a unified platform. This shared access facilitates smoother communication, closer collaboration, and more efficient management throughout the project lifecycle.
