The Importance of Using BIM Technology in Cost Management

Many cost engineers often ask: why should we use BIM technology for cost management? This question is especially common among experienced engineers who have relied on traditional methods for years and may feel that BIM technology isn’t necessary. However, today, BIM Architecture Training Network will address this issue by highlighting the current limitations of cost management.

1) Insufficient data granularity and limited functionality in cost analysis. Currently, mainstream cost software is primarily table-based pricing software. It only analyzes total amounts within a single list, lacking the data detail needed for effective project management. Such software meets only basic bidding, budgeting, and settlement needs but cannot perform analyses by floor, construction area, or component, nor can it handle time-based analysis. These capabilities are essential for refined engineering management and can only be realized through BIM-based cost analysis.

2) Challenges in achieving process-oriented cost management. Effective cost management requires detailed tracking across different timeframes, components, and processes. Typically, construction companies recognize just two price points for a project’s start and end, neglecting cost management throughout the project lifecycle. Only after project completion do they notice significant discrepancies between actual costs and initial budgets, by which time it’s too late to take corrective action. Budget overruns are common due to inaccurate estimates and a lack of reliable cost data.

3) Weak capabilities at project group and enterprise levels. Large-scale projects consist of numerous individual projects, and enterprise-level cost control involves managing multiple projects dynamically. Achieving fast, accurate statistical analysis requires advanced enterprise-level cost analysis systems and collaboration across management departments. Unfortunately, current cost analysis technology remains limited to analyzing individual projects with standalone software.

4) Difficulty in data sharing and collaboration. Cost engineers’ data is often inaccessible to other internal teams. This is partly due to technological limitations, and partly because the data provided cannot be directly used by others without splitting and processing. This lack of collaboration hinders multi-dimensional calculations and cost analysis, which require financial, inventory, and material data from various departments. Since these departments operate independently, communication and coordination are challenging, leading to low efficiency and difficulties in ensuring data timeliness and accuracy. Very few companies succeed in conducting thorough project comparisons through multi-faceted analyses, making this a significant gap in current cost management.

5) Difficulty in accumulating valuable data. Data accumulation is critical to an enterprise’s wealth and core competitiveness. Although society is now in the era of big data, the construction industry—despite being a typical big data sector—remains one with the least enterprise-level data accumulation. This is a widespread issue recognized by frontline personnel.
