BIM Insights: Design, Construction, and Project Management Perspectives

For BIM, different perspectives at various project stages lead to distinct outcomes. Today, the BIM Architecture Training Network will discuss BIM from the viewpoints of design, construction, and project management.

For design teams, BIM employs 3D digital technology to enable visual design. Thanks to modularized drawings and components (graphic elements), supported by extensive families and libraries, designers can easily create detailed models. These models encompass a wide range of project information, including coordinates, dimensions, materials, construction details, schedules, and costs of the components. Essentially, the engineering project model created through BIM technology serves as a visual database, setting it apart from traditional drawing software such as AutoCAD and MicroStation.

Another key difference is that with BIM, the tedious task of drawing transforms into an engaging process akin to assembling building blocks. The 3D model can automatically generate multiple views and detailed drawings—plans, elevations, and sections—relieving designers from abstract spatial imagination, boosting efficiency, and reducing errors. Furthermore, BIM integrates seamlessly with many specialized design tools, enabling professionals across disciplines to analyze and refine the models collaboratively. This integration also facilitates coordination among different fields, helping to avoid conflicts and reduce costs.

For construction teams, BIM models expand from three dimensions to five by incorporating data such as construction timelines and costs. These enhanced models provide essential information for construction activities, including schedules, costs, and material lists, allowing contractors to forecast expenses and manage budgets effectively. BIM also supports construction process analysis, component fabrication, and installation planning.

With four-dimensional construction simulations based on BIM, teams can clearly visualize the sequence and interfaces of construction activities. This clarity improves coordination between general contractors and various specialized trades. Combining 4D simulations with construction organization plans enables optimal and cost-effective management of equipment delivery, labor allocation, and machinery placement.

For project management firms, BIM plays a crucial role in several areas. It helps identify conflicts, such as clashes between pipes, equipment, or components, and ensures compliance with clearance requirements. BIM establishes a visual simulation environment that allows for a more accurate assessment of site conditions, supporting the development of schedules, construction sequences, site layouts, logistics, and personnel management.

Traditional project management software like P3 relies heavily on charts and text, lacking a visual and intuitive interface. BIM fills this gap by providing project managers with a physical reference and generating clear, detailed outputs. Additionally, BIM models can automatically produce material and equipment lists, forming a solid basis for quantity takeoffs, cost estimation, budgeting, and final settlements. Previously, quantity calculations were done manually or with software such as Luban and Guanglianda, which often led to discrepancies, time-consuming efforts, and inaccuracies.

Now, cost estimators can directly use existing BIM design models, significantly improving both efficiency and accuracy. Lastly, BIM offers features such as 3D rendering, animation, and walkthroughs, enabling non-technical stakeholders to visualize the final product clearly.

It is evident that viewing BIM through the lenses of design, construction, and project management reveals its comprehensive and full-process impact on construction projects. While BIM models may vary depending on project management needs, engineers can rely on these models as a foundation and use project management tools like P3 to control project progress, quality, and resource allocation effectively.
