Using BIM Technology to Enhance Fire Protection Design Reviews

By leveraging 3D modeling technology, a comprehensive 3D digital engineering model of the entire project is constructed. Building Information Modeling (BIM) technology is applied during the fire design review process, integrating all relevant project information at different stages—including planning, design, construction, and operation and maintenance—into the model. This approach forms an engineering information database that is fully shared online, ensuring lossless transmission of information throughout the project lifecycle.

1. Visual Design

Unlike traditional CAD drawings, BIM offers a highly visual and interactive experience. If 2D CAD drawings are like an electrocardiogram, X-ray, or ultrasound image of a building, BIM represents the complete DNA—encompassing all digital information about the building’s geometry, physical properties, and functionality. Project auditors can examine any 3D model from multiple angles, intuitively understand the designer’s intent, review various design performance parameters in a virtual environment, and quickly identify design errors.

Reviewers can automatically generate plans, sections, and elevation drawings at any location through the software, with these drawings retaining all relevant data such as building specifications, elevations, and materials. This BIM-based approach to fire design review minimizes misunderstandings and errors during auditing, significantly enhancing work efficiency.

2. Information Modeling

In traditional CAD drawing reviews, auditors only have access to basic construction information, and the level of detail varies between design teams. BIM, however, provides a comprehensive model that integrates information from all stages and disciplines of a building’s development. During the design phase, reviewers can access details about geometry, materials, light sources, and perspectives of any component or equipment.

Moreover, during construction, acceptance, and operational phases, BIM offers real-time data on building progress, equipment manufacturers, construction personnel, material inspections, and equipment testing and maintenance, facilitating a more informed and efficient review process.

3. Performance-Based Audit

(1) Collision Detection

Building design typically involves collaboration among architects, structural engineers, and plumbing and electrical specialists. Traditionally, architectural drawings are completed first, followed by specialized drawings from other disciplines. Afterward, a general drawing engineer identifies inconsistencies, coordinates revisions among specialists, and only then can construction begin.

This conventional process often leads to costly errors, with potential expenses reaching tens of thousands or even millions due to rework from geometric conflicts and pipeline collisions. Furthermore, design institutes rarely participate actively during construction, which can exacerbate these issues.

BIM technology eliminates such waste by enabling collision detection early in the design phase. Using BIM for 3D pipeline collision checks helps avoid both hard and soft clashes, optimizes spatial layout, and reduces errors and rework risks during construction. The system automatically detects collisions based on selected parameters and allows timely corrections. Additionally, after reviewers suggest modifications within one discipline, the system promptly checks for conflicts with other disciplines’ designs.

(2) Standardized Review

Traditional design reviews rely heavily on manual inspection of CAD drawings, which can miss errors when workloads are high or designs are complex. BIM automates repetitive basic checks, freeing reviewers to focus on technical evaluation and improving both efficiency and accuracy.

For example, when verifying safe evacuation compliance, traditional audits require manual calculations of building area, evacuation widths, and distances. BIM software automates these calculations, allowing designers to set regulatory limits and automatically flag non-compliant designs.

Similarly, in reviewing automatic sprinkler fire extinguishing systems, traditional methods depend on manual checks and experience-based judgments. BIM enables auditors to set review rules, automatically verifying system completeness and compliance, and highlights any unreasonable designs.

(3) Fire Simulation

Traditional fire simulations involve manually building models in fire simulation software based on CAD drawings, setting material properties and parameters from experience, and estimating fire loads and scenarios. This process is time-consuming, labor-intensive, and often unreliable due to design changes during construction and operation.

With BIM, there is no need to rebuild models or manually set material parameters. The software automatically calculates fire loads based on the BIM model at different construction stages. Analysts only need to define fire scenarios, resulting in more realistic simulations.

Furthermore, BIM models can be imported into specialized evacuation analysis software. By inputting the evacuation capabilities of various occupant groups, the software simulates emergency evacuation scenarios. Different pre-set evacuation plans can be evaluated, allowing determination of the optimal escape strategy based on simulation outcomes.

In summary, applying BIM technology in fire design review is crucial. It ensures that personnel can be safely and effectively accommodated during emergencies and that optimal evacuation routes are established for the entire project.
