The main challenges in the current BIM technology design phase include:

1. Difficulty in Design Communication and Coordination. The design process involves multiple parties, including government regulatory agencies, construction teams, design firms, and management consultants. Efficiently completing the design according to the construction unit’s requirements, obtaining approvals from relevant government bodies, and coordinating with other design or consulting teams remains a significant challenge.
2. Deviations Between Design Schemes and Construction Drawings. Many projects experience discrepancies between initial design renderings and the final construction drawings. This often results from different teams and decision-makers handling planning, design, and construction phases separately, leading to loss of critical information. Without effective tools to consolidate various types of data and due to differing interpretations among designers, the final construction drawings frequently stray from the original design intent.
3. Insufficient Communication Across Disciplines. Although organizational roles and workflows are clearly defined, communication between different professional teams remains inadequate. Reliance on language and 2D drawings often leads to misunderstandings, causing conflicts or errors between disciplines. This lack of unified information flow in design documents introduces unforeseen issues during construction and complicates later operational management.
4. Challenges in Complex Form Design and Detailing. As construction projects grow larger and building structures become more intricate, traditional design tools struggle to meet the demand. Additionally, on-site personnel face increasing difficulty fully understanding design intentions from drawings alone. Since drawings serve as the primary communication medium, unclear interpretation can result in quality and safety problems, as well as delays and increased costs. There is an urgent need for more intuitive design expression methods.
5. Increased Complexity in Refined and Parameterized Design. Emerging requirements such as green building standards and prefabricated housing impose higher demands on the design process. Designs must not only comply with sustainability criteria but also meet strict construction specifications to enable true “build according to drawings.” Achieving this level of accuracy is essential for these advanced construction methodologies.
These are the key issues currently faced in the BIM technology design phase. I hope this overview proves useful to everyone!
