The potential advantages of BIM are clear. As a platform and system, BIM exemplifies the principle that the whole is greater than the sum of its parts. According to systems theory, the integrated system carries more information and generates greater value than simply adding up its individual subsystems. This is because integration fosters synergy and leverages the added value of information sharing and reuse.

Traditional two-dimensional design often leads to low-level errors during design and construction. It also struggles to accurately represent the complex three-dimensional spatial forms of buildings. Building Information Modeling (BIM) uses parametric solid modeling technology to allow computers to capture the detailed information of real buildings. It realistically reproduces spatial layouts, pipeline routing, and the positioning of future structures.

BIM enables designers, owners, and engineers to directly express, transmit, and exchange information within a single platform, facilitating smoother communication between owners, designers, builders, and consultants. Features such as visibility, concreteness, completeness, correlation, and interoperability mark a fundamental improvement over traditional two-dimensional design methods.

BIM is essentially a five-dimensional relational data model, combining a geometric 3D model, a time schedule 4D model, and a cost 5D model. Once a building information model is established, virtual reality technology can be integrated to enable virtual walkthroughs inside any space of the building. Using 3D animation technology, the entire building process can be demonstrated visually.

This approach supports visualization from design through construction to operation and maintenance phases. It enables collaborative design, collision detection, virtual construction, and intelligent management. BIM allows for precise measurement of physical quantities to control costs, breaking down target values into specific time points and spatial segments. This facilitates visual, detailed, intelligent, and centralized management, which will inevitably replace inefficient traditional models.

Accurate engineering data is the foundation for all cost activities, management, and decision-making. Without real, precise, and transparent basic data, decision-making errors and management confusion are inevitable. Yet, this crucial step is often overlooked.

Many risks in past engineering projects arose from fragmented information and isolated information silos that could not be integrated or shared, leading to chaotic information flow. The construction industry is characterized by fixed organizational boundaries and numerous small, specialized, and related participants with little vertical integration. Design, construction, and operation frequently operate in isolation.

In fact, the construction industry suffers from a fragmented structure, mainly due to the absence of a common interactive platform. This results in information loss, transmission errors, and hinders effective information exchange across the industry.

A 2005 report by the National Institute of Standards and Technology (NIST) highlighted that inefficiencies caused by the need for data interoperability among project members reduced construction project efficiency by approximately 6%. BIM promises to change this by enabling seamless information sharing and management throughout design, construction, operation, and maintenance.

Common issues in construction—such as errors, omissions, clashes, deficiencies, and design changes—lead to significant increases in construction and societal costs. These problems contradict the goals of low-energy, low-carbon green building initiatives. These challenges stem from the limitations of traditional two-dimensional design, and BIM is positioned to overcome them.
