1. Design-led Mode

For construction companies, BIM technology offers key advantages in two main areas: first, during the bidding phase, BIM-based construction simulations enhance visualization, effectively communicating construction organization and management methods, thereby increasing the chances of winning bids. Second, during project execution, virtual construction enables optimization of site layout and construction plans, early identification and resolution of issues, reduction of unnecessary rework, and the ability to present the construction process through animations or videos to owners and teams. This greatly improves communication and collaboration.

By integrating BIM models with on-site conditions, the construction process becomes more transparent and manageable, helping to ensure smooth progress, shorten construction timelines, and reduce costs.

3. Owner-led Mode

With the ongoing advancement of BIM technology, the owner-led mode has emerged as a comprehensive approach. This mode establishes a collaborative platform for all project stakeholders, enabling BIM to support project management throughout the entire lifecycle, while enhancing the owner’s control through rich data resources.

During the construction drawing and design phase, owners use BIM models to engage with design teams, gaining clear insights into design plans and progress. BIM also allows for calculating project quantity variations in different scenarios and predicting cost and schedule changes, enabling owners to select the most cost-effective solutions.

During construction, BIM models facilitate owners’ understanding of site conditions and progress control, helping them manage payment schedules reasonably. Upon project completion, the BIM model can be handed over to the operations team to serve as a foundation for space and equipment management.
