How to Use BIM Technology for Accurate Engineering Quantity Estimation

With the advancement and widespread adoption of BIM technology, its value has become increasingly recognized. The core concept of BIM is to utilize a single, centralized model throughout the entire lifecycle of a building, including engineering calculations.

Take the popular BIM software Revit as an example. It offers a suite of products such as Revit Architecture, Revit Structure, and Revit MEP, each providing tailored BIM solutions for different disciplines including architecture, structural engineering, and mechanical, electrical, and plumbing (MEP) systems. One notable feature of Revit is its ability to directly extract engineering calculations through detailed schedules.

Revit offers three major advantages compared to software like Guanglian Da and Luban:

1. It eliminates the need for secondary modeling, thereby reducing repetitive work and increasing efficiency.
2. It supports the creation of complex geometric volumes.
3. It provides highly accurate extraction of engineering quantities.

However, Revit also has some drawbacks. For instance, its rules for calculating component volumes do not fully comply with specification requirements, and its detailed schedules cannot export statistical tables in formats that meet the standards of quantity lists.

Currently, there are three primary methods to use BIM technology for engineering quantity estimation:

1. **Application Programming Interface (RevitAPI):** This method retrieves engineering quantity information from BIM models via APIs and exports data tables according to inventory specification requirements. The success of this approach depends heavily on correct component coding, which can be done manually, semi-automatically, or through automatic mapping.

2. **Open DataBase Connectivity (ODBC):** This involves exporting the BIM model database files (Revit allows exporting model data via ODBC), then mapping and extracting the engineering quantities through other software capable of processing these files.

3. **Direct output from BIM design software:** Most BIM design software can calculate and output engineering quantities in some format. However, these formats often lack uniformity and may not comply with regulatory standards. For example, while Revit can generate detailed quantity schedules, these still do not meet the formatting requirements of official inventory specifications.
