1. Limitations in BIM Software Modeling Methods
BIM aims to create models based on real-world phenomena, which sounds ideal but is challenging to fully achieve. Since BIM software is developed by humans and lacks subjective consciousness, it cannot perfectly simulate reality. Instead, it represents an abstract, data-driven interpretation based on human understanding, which inevitably leads to information loss. The limited number of model architects and product managers involved in software development means the software reflects only a partial understanding of the engineering world. Often, software development involves compromises, resulting in tools that cannot fully capture the complexity of building activities. Once released, users have diverse needs that software developers cannot entirely satisfy. Consequently, BIM software reflects a filtered version of reality tailored to meet the broadest user requirements rather than the full complexity of the real world.

2. Constraints of BIM Relational Databases
BIM software relies on engineering databases derived from relational or object-relational databases to manage and transmit engineering information. This unified data structure effectively represents relationships between entities. However, database queries that are simple and light on data have minimal impact, but large-scale software like BIM faces significant performance challenges. Some BIM tools use a single, large database, which requires extensive data searches even for small queries, slowing down software operation and demanding high CPU and memory usage. This phenomenon is often summarized as “software eats memory.”

3. Underdeveloped BIM Theoretical Framework in China
Reviewing domestic literature reveals that although many researchers recognize the need to promote and innovate BIM practices, there is a general lack of consensus and direction on new theoretical approaches. Transitioning from traditional ideas to new ones requires time and cognitive shifts. Many misunderstand BIM as merely mastering modeling software, confusing the tool with the concept itself. Some focus on BIM for its own sake, losing sight of its practical value. Others mistakenly consider BIM models as the entirety of BIM, overlooking its broader applications and benefits. Today, BIM technology alone cannot ensure smooth design and construction processes. Instead, it requires an integrated system involving talent, technology, processes, and tools working together. Currently, there is insufficient research on how these elements interconnect and support BIM beyond the modeling itself.

4. Vulnerabilities in BIM Software
The BIM model acts as a dynamic state model that simulates building representations, capturing changes and relationships of building elements across different environments and stages. For example, HVAC design phases categorize systems into air conditioning, ventilation, and heating, while the construction phase breaks down HVAC installation into equipment, ductwork, and piping. However, in practice, water pipe installation is often handled by different trades like plumbing. Modern architectural information models combine three core components: object models, state models, and process models, forming an integrated simulation of reality. Yet, current BIM software only supports extracting parts of the object model — specifically the product model — which is just a subset of the full object model. This limitation prevents BIM from fully simulating the real world in all its complexity.
