BIM application methods are directly influenced by technology, which determines the most effective way to implement BIM technology. So, what are the best application modes of BIM based on its practical benefits to enterprises? The editor identifies two primary approaches.
The most effective application modes are the EPC (Engineering, Procurement, and Construction) model and the IPD (Integrated Project Delivery) model. The core of the IPD approach is the formation of an integrated project team from the very beginning, involving all key stakeholders who collectively take responsibility for the project’s overall success. Under the leadership of the construction party, a core team has been established to actively explore the use of the IPD model in project management.
For example, consider progress control. Traditionally, the general contractor and subcontractors prepare progress plans, which are then submitted to the supervisor for review before reaching the client. In this setup, the client can only passively accept the plan, making it difficult to track or manage progress effectively. Subcontractors work in isolation, lacking coordination and unity.
In contrast, this project’s core team, guided by the construction party, organizes the general contractor, supervisor, and subcontractors to collaboratively prepare quarterly and monthly progress plans using a shared platform. They also participate in weekly and daily progress planning sessions led by the general contractor. The daily, weekly, and monthly reports from both general contractors and subcontractors are submitted to the construction party for review. Through continuous feedback and adjustments, the construction party communicates directly with all parties on a unified platform to address issues as they arise and share responsibility for managing progress risks.
From this example, it is clear that the best BIM application modes are EPC and IPD. Although most project delivery methods in China do not currently follow these models, which limits BIM technology development, ongoing reforms in the construction industry are expected to increase adoption of EPC and IPD by more enterprises.
