BIM (Building Information Modeling) is a rapidly evolving concept within the engineering and construction industry, setting high standards for managing collaboration and information sharing between leadership and subordinate teams in project construction. BIM not only gathers and records digital data related to engineering projects but also plays a significant role in model applications.
Throughout the construction process, BIM facilitates integrated information management by capturing both the building’s engineering details and the management activities involved. Serving as an information platform across the entire lifecycle of a project, BIM supports participants in exchanging engineering data and ensures smooth collaboration among all parties. This technology is essential for boosting productivity, cutting project costs, and accelerating completion timelines.

The first and most critical step in adopting BIM technology for a project is defining clear overall objectives. This helps identify both the obvious and potential benefits BIM can bring, such as precise work quantity estimation, reduced construction time, enhanced work efficiency, improved quality, fewer design changes, better team skills, talent retention, and increased social value. These benefits should be evaluated from both the company’s and the project’s perspectives.
Once the BIM application goals are established, the project team determines the collaborative management approach and specific application areas based on project-level implementation guidelines and BIM management regulations. Examples include detailed design modeling, 4D schedule management, cost control, and professional coordination. Since these goals are set early and may involve uncertainties, the team must continuously assess project characteristics, requirements, capabilities, and technical risks—making adjustments as needed to ensure successful outcomes.
The project team then prioritizes and selects BIM teams and specific application points. A template table is typically used to filter BIM application points, listing their associated value, responsible parties, benefits to those parties, necessary skills and resources, and any additional requirements.
