The Role of BIM Models Across Project Phases

When we talk about BIM, the first thing that often comes to mind is visualization. Indeed, visualization is a key feature of a BIM model. However, BIM plays a significant role throughout various stages of a project. Today, we will explore the different roles that BIM models fulfill.

During the design phase, the architectural BIM model is seamlessly passed on to the structural engineering team. After analyzing the building’s stress and completing the structural design, the structural model is integrated. Subsequently, the combined building and structural information within the BIM model is transferred to the disciplines responsible for water supply and drainage, HVAC, electrical systems, and other equipment installations. Installation engineering data is then added, making the current BIM model a comprehensive digital representation of the building, structure, and installations.

In the bidding stage, BIM models enable direct calculation of building quantities. Based on pricing rules, bill of quantities information can be added to generate a detailed list for the bidding documents. This process helps quickly complete cost control for bidding. Bidders can then independently submit their quotes according to the bidding requirements, streamlining and accelerating the entire bidding process.

During construction, BIM models enhanced with scheduling information allow for 4D simulation of the construction process. Additionally, cost analysis at each stage enables 5D simulation. Depending on project needs, nD simulations can also be performed. Both clients and contractors can base construction progress payments on the same 5D BIM model. This shared payment information ensures accuracy and transparency, eliminating risks of overpayment or delayed payments.

In the operation phase, BIM models support digital facility management. They help optimize the placement of surveillance cameras and implement effective security measures. BIM models also facilitate building and equipment maintenance. In case of emergencies, such as fires, BIM can provide scientific guidance for evacuation and rescue operations.

During demolition, BIM models assist in analyzing and determining the most effective demolition plan. They help evaluate the reasonableness of explosive placement in blasting operations. The BIM model can simulate the collapse reaction to assess impacts on the building and surrounding structures. Moreover, BIM makes it easy to calculate the residual value of demolition materials, promoting waste recycling and resource recovery.

From these stages, it is clear that BIM models play crucial roles throughout the lifecycle of a project. With ongoing research and deeper application of BIM technology, we anticipate discovering even more valuable functions in the future.
