BIM Implementation Modes
BIM implementation is categorized based on the responsible parties into two main modes: the construction unit (owner) led mode and the contractor led mode.
1. Construction Unit (Owner) Implementation Mode: In this mode, the construction unit leads the BIM implementation. The appropriate technology application mode is selected, and all stakeholders collaborate to apply BIM technology throughout the project.
2. Contractor Implementation Mode: Here, BIM technology is applied by the project’s contractors themselves or through third-party organizations they commission. This mode supports the execution of construction tasks, assists with project management, and helps achieve construction objectives.
3. It is recommended to adopt a construction unit (owner) led implementation mode based on full lifecycle BIM application. This approach facilitates coordination among all parties involved, enabling collaborative BIM use throughout the entire project lifecycle and maximizing BIM’s benefits and value.
BIM Technology Application Modes
BIM technology can be applied in two primary ways depending on the project stage:
1. Full Lifecycle Application: BIM is applied continuously throughout all phases, including conceptual design, preliminary design, construction drawings, construction preparation, construction execution, and facility operation.
2. Periodic Application: BIM is applied selectively during specific stages such as conceptual design, preliminary design, construction drawings, construction preparation, construction execution, and operation.
