Among the various types of BIM software, specialized BIM modeling software stands out as the most critical and technically advanced. Despite the variety available, foreign BIM software continues to be widely promoted and adopted. This is mainly because foreign software tends to be more mature in functionality, often covering all professional modeling needs throughout the construction phase.
One of the key strengths of BIM modeling software lies in its data output capabilities. Generally, there are two main approaches to exporting data, tailored to the requirements of subsequent software applications. The three most representative data output formats are as follows:

First, there are private data files. This format is the most durable for data storage, ensuring strong data integrity. However, since these files are proprietary to the software, their formats are often confidential and not publicly disclosed. As a result, they rarely support interoperability with other developers’ software.
Second, 3D model-compatible files. As the name suggests, this output consists mainly of geometric models that can be read and efficiently processed by specialized geometry software. However, these files often lack complete and standardized modeling parameters and component classification information. Consequently, their application is limited—primarily to visual representation rather than data analysis.
Third, IFC data files. IFC (Industry Foundation Classes) is a third-party open standard designed to facilitate effective BIM data sharing. From a technical standpoint, accurate IFC implementation requires dedicated software development. This method allows for flexible input and output interfaces without demanding separate agreements. Generally, IFC is cost-effective and supports BIM data interoperability, which challenges software vendors’ ability to monopolize the supply chain and maximize profits. Therefore, the adoption of IFC depends not only on technical feasibility but also on commercial considerations.
