BIM technology is not limited to China. As BIM technology has matured, countries worldwide have adopted it and introduced corresponding application standards. BIM is now widely used in the construction of landmark projects globally. Its global acceptance is supported by unique features and advantages, which can be summarized as follows:
1. Visualization. BIM provides a fully visible process throughout the project lifecycle. Beyond creating renderings, it displays detailed information about building components. The three-dimensional BIM model enables communication, coordination, and decision-making during design, construction, and operation phases in a clearly visualized manner.
2. Coordination. One of BIM’s most notable roles is facilitating coordination among various disciplines. Conflicts such as clashes between pipelines and structures, electrical cable trays and plumbing, or discrepancies in reserved openings can be identified and managed effectively within the 3D model. This reduces design errors and lowers construction costs.
3. Optimization. Modern architectural projects are increasingly complex, often increasing costs and timelines. BIM, along with supporting optimization tools, allows for improved design and construction planning, enhancing overall project efficiency.
4. Simulation. BIM extends beyond 3D models by incorporating a time dimension, creating 4D construction simulations. This allows for detailed scheduling and visualization of construction progress by trade and floor. It improves site management by offering an intuitive way to monitor and control ongoing work.
5. Document Generation. BIM can produce both three-dimensional information models and two-dimensional drawings. It supports the creation of single-discipline drawings as well as comprehensive multi-discipline plans, such as architectural details or integrated mechanical, electrical, and plumbing (MEP) schematics.
6. Cost Accuracy. By converting 2D drawings into 3D BIM models, software can directly extract component data—materials, sizes, quantities, etc.—with high precision. This improves work efficiency and aids in accurate cost estimation and project management.
BIM’s combination of these features results in significant advantages. From a design standpoint, BIM represents a major shift in engineering—moving from hand-drawn 2D plans to CAD 2D drawings, and now to BIM 3D models—marking a new information revolution in construction.
During construction, all data within the BIM model—such as materials, dimensions, and decorative elements—can be compiled into detailed lists to quantify project components and develop construction management plans. Additionally, the 4D construction simulation enhances scheduling and boosts efficiency on site.
Perhaps BIM’s greatest strength lies in its platform for project information sharing. Traditional projects rely on separate coordination tools and communication through drawings and site observations, often limiting non-experts’ understanding to what professionals convey verbally. In contrast, BIM integrates data from various software, including CAD and VICO, enabling multidisciplinary professionals to access comprehensive project information. This facilitates effective information exchange and improves collaboration across disciplines.
The three-dimensional representation of BIM models is intuitive and comprehensive, allowing all stakeholders—owners, designers, contractors, and supervisors—to easily grasp project details. It also lowers the barrier for non-professionals to understand complex project information.
