The development of BIM technology over the past forty years can be divided into three main stages: the inception stage, the emergence stage, and the development stage. Each stage is characterized by distinct features and advancements.

Phase 1: The Inception Stage of BIM Technology. The concept of BIM was first introduced by Professor Chuck Eastman, who described it as a “Building Description System.” He defined BIM as a system capable of generating corresponding 2D views and 3D perspectives from a model. Any local changes in the system would automatically update related components. Additionally, the system could generate cost estimates and material budgets based on the model and input data, as well as develop schedules and material orders. This early concept remains fundamentally consistent with today’s enriched understanding of BIM systems. In 1986, Robert Aish expanded on Eastman’s concept by introducing the idea of building modeling, further contributing to the foundation of BIM technology.
Phase 2: The Emergence Stage of BIM Technology. Following the initial proposal of BIM, research and application of the technology grew steadily worldwide due to its effectiveness in project management. From 2002 to 2009, BIM’s significance in the construction industry increased considerably, with more real-life projects adopting BIM solutions. During this period, BIM evolved beyond merely being an information technology to becoming a mature development methodology. Originating in Europe and the United States, these regions, especially the U.S., led the way in BIM research and practical application, setting a standard for other countries.
Phase 3: The Development Stage of BIM Technology. While the earliest advancements in BIM were centered in Europe and the United States, the development stage saw wider adoption across Asia. Asian countries expanded their use of BIM technology with more project implementations and comprehensive research efforts. This stage reflects BIM’s global diffusion and its increasing role in construction innovation worldwide.
