BIM Q&A: Understanding the Purpose and Role of Collaboration in BIM

BIM technology generates significant value for collaborative project management, particularly during the design and construction phases.

BIM Q&A | What is the purpose of BIM collaborative work? The role of BIM in collaboration

1. Why BIM is essential. The demand for collaboration to enhance management efficiency in large-scale construction projects has long been a focus within the industry. By comparing construction to the manufacturing sector—where productivity has steadily increased over the years—we can reconsider the direction of construction development. Manufacturing’s success largely stems from adopting innovative management concepts combined with advanced information technologies. This synergy has revolutionized traditional manufacturing management, enabling seamless collaborative design and production.

In contrast, the construction industry has lagged behind. Although some information collaboration tools such as management information systems and CAD technology have been introduced, they have not fundamentally transformed construction project management. The advanced collaborative design and manufacturing approaches that drive manufacturing development have yet to be fully embraced in traditional construction projects. However, with the advent of BIM, collaboration concepts in construction have started to improve significantly.

2. BIM’s collaborative advantages. The design and construction phases are the two most critical—and often problematic—stages in construction projects. BIM technology offers distinct collaborative benefits during both:

During the design phase, large-scale projects involve multiple disciplines. Traditionally, project participants have struggled to anticipate and resolve conflicts between specialties, such as pipeline clashes. BIM software addresses this by creating a virtual 3D building model that consolidates all relevant building information. Using BIM in design involves continuously updating and modifying building components and parameters, enabling parametric design.

This makes design changes much easier. Each stakeholder accesses a collaborative platform where any modification by one party automatically synchronizes and updates relevant data. All associated views—plans, elevations, sections, 3D renderings, and detailed tables—are updated simultaneously, embodying the principle of “one change, everywhere updated.” This collaborative approach eliminates errors, omissions, and clashes common in traditional 2D drawings, significantly boosting design efficiency.

In the construction phase, smooth information flow is crucial. Relying solely on project managers to create construction plans based on past experience is insufficient and unscientific. Due to the unique and non-repetitive nature of construction projects, comprehensive planning is necessary to avoid issues such as schedule delays, safety incidents, high rework rates, and budget overruns.

Therefore, all parties must collaborate extensively before construction begins to address potential challenges. The BIM model provides a visual 3D environment that allows stakeholders to simulate the entire construction process according to the construction plan. Based on these simulations, construction sequences and methods can be adjusted and optimized, ensuring the best possible construction strategy is achieved.
