BIM Q&A: How to Effectively Implement a BIM-Based Schedule Plan

On construction sites, visual management techniques based on BIM technology are widely used. The daily workflow is illustrated in the figure below. By utilizing BIM4D tools to develop 3D models and create animations that demonstrate the project’s construction steps, the entire construction process becomes visible and easier to understand. During the creation of these models and animations, challenges related to resource allocation, construction sequencing, connections, and site logistics can be identified. This helps uncover both existing and potential issues that may arise during construction, enabling optimization of workflows, personnel deployment, and resource management, ultimately enhancing construction efficiency, quality, and progress control.

On-site supervisors use devices such as smartphones, cameras, and tablets to record construction progress and any problems encountered. They then upload this information—including detailed descriptions, photos, and videos linked to specific components in the BIM model—to the BIM information platform. The construction team analyzes these issues and develops appropriate solutions to manage the site effectively. These solutions are uploaded to a shared data center, where all project stakeholders can access them. This real-time information sharing strengthens supervision and control, improving overall project management. By involving multiple parties through the information platform, data errors caused by human factors are minimized, ensuring the accuracy of construction information and enabling continuous monitoring and dynamic control throughout the project’s lifecycle.

Project managers also track the usage of building materials such as formwork and concrete using smart mobile devices. They scan quality acceptance and testing reports to ensure that key stages—including transportation, quality inspection upon arrival, and actual material usage—are properly documented and monitored. On-site personnel can determine material delivery times and perform quality acceptance based on the specific characteristics of each material. This process guarantees that the testing data and reports for materials and components used on site are reliable and valid. By associating this quality-related information with BIM technology, overall engineering quality during construction is significantly improved.

In summary, BIM-based construction progress visualization provides a clear and efficient way to present project status, facilitating data sharing and preventing information silos. The BIM-powered “kanban” management tool enhances visibility into various site operations, equipping project managers with effective tools for prevention, supervision, and control. This approach strengthens construction project management and drives better outcomes throughout the project.
