BIM technology is applied throughout the entire lifecycle of construction projects. Leveraging the unique features of BIM, it enables effective collaboration through information technology. The technology primarily offers five key functionalities: visualization, coordination, simulation, consistency, and optimization.

1. Visualization. Visualization is an inherent characteristic of BIM. It refers to the transformation of traditional 2D drawings into intuitive 3D models. This three-dimensional representation helps eliminate misunderstandings often caused by 2D plans, facilitating clearer communication among all project stakeholders. BIM enables visualization not only of building information but also of the entire construction process. This is especially valuable for complex projects, such as prefabricated concrete structures, where design and management are no longer confined to manual sketches and 2D drawings but are enhanced by interactive 3D modeling.
2. Coordination. Typically, each discipline in a construction project works independently, with limited communication until conflicts arise. BIM’s coordination function provides a visual platform to identify and resolve potential issues early on. This proactive approach allows all parties to assess how their work might impact others, helping to avoid conflicts before they occur. As a result, workflows become more organized, improving both efficiency and construction quality.
3. Simulation. Unlike traditional methods that only present the final results, BIM enables dynamic simulation of the entire construction process—from design and planning to construction and even operation and maintenance. This capability allows teams to review and optimize project plans in advance through continuous simulation, ultimately enhancing project quality.
4. Optimization. Construction project plans require ongoing refinement, which is challenging with traditional methods—especially for complex projects like high-rise buildings with intricate pipeline layouts. BIM leverages advanced computer technology to optimize construction plans and site layouts more effectively. This comprehensive approach leads to better resource utilization and streamlined workflows on site.
