Integrating BIM Technology into IBMS Systems: Benefits and Applications

With the advancement of technology, China’s informatization and intelligence have significantly progressed, making the IBMS system a powerful tool for modern building operations and management. IBMS (Intelligent Building Management System) is a unified software platform that automatically controls and manages various equipment within buildings. The emergence of BIM (Building Information Modeling) has provided a strong foundation for implementing IBMS. So, what are the key applications of BIM based on the IBMS system?

(1) BIM for Spatial Positioning: Building automation systems include lighting, air conditioning, and other subsystems. These systems’ equipment and facilities are represented as 3D models within BIM, allowing users to intuitively view their locations. This makes it easier for building owners and managers to track the placement of critical assets such as fire hydrants, video surveillance cameras, parking garage entrances and exits, and access control points. These elements appear as points on the BIM three-dimensional electronic map for easy reference. Previously, facility management relied heavily on the experience and familiarity of workers; if a location was unknown, they had to ask around. Today, with IBMS integrated with BIM, detailed information is readily accessible.

(2) BIM for Equipment Maintenance: During construction, the non-geometric data in the BIM model is continuously updated and integrated into the IBMS database upon project completion. This includes important equipment details such as production dates, manufacturers, and service life. This centralized information eliminates the need to search for original documents or procurement contracts, which are often difficult to locate, thereby supporting regular maintenance and timely equipment replacement. Additionally, BIM stores equipment dimensions, volume, and placement data, which assist in planning renovations and subsystem upgrades within the building’s IBMS framework through detailed on-site investigations and implementation plans.

(3) BIM for Disaster Evacuation: Modern buildings are multifunctional and structurally complex. In the event of an emergency, timely and effective response can greatly reduce casualties and economic losses. The BIM model consolidates construction data, including the locations of safety entrances and exits, connectivity between building areas, and emergency facilities. When a disaster occurs, the BIM model works in tandem with IBMS subsystems to provide critical information for safe evacuation. Thanks to BIM’s 3D visualization and detailed structural correlations, it helps formulate evacuation routes to ensure rapid personnel movement. For example, in case of fire, the IBMS fire protection system activates, while BIM’s spatial positioning guides personnel to fire-fighting equipment and emergency exits, facilitating safe escape.

(4) BIM for Energy Management: Various on-site equipment, such as sensors, detectors, and instruments, serve as data sources for IBMS subsystems. Energy consumption data—including water, electricity, and gas usage—can be analyzed regionally within the BIM model. This approach helps identify areas with abnormal consumption patterns more intuitively. Management can then focus inspections on these areas to detect potential hazards or adjust equipment settings to resolve faults, reduce energy consumption, and maintain the building’s operational efficiency.

In summary, BIM applications based on the IBMS system offer significant benefits in spatial positioning, equipment maintenance, disaster evacuation, and energy management. As building informatization continues to improve in China, the IBMS management system is increasingly being adopted across projects, enabling large-scale implementation of modern management and operations. Ultimately, BIM will become the essential approach for achieving truly smart buildings.
