(1) Enhancing Design Development and Coordination. Utilizing BIM technology, a three-dimensional parametric model enables visualization of the construction process, significantly reducing misunderstandings of design drawings on-site, saving time, and boosting efficiency. BIM is applied to advance the detailed design across various disciplines during construction, including civil, mechanical, electrical, and interior finishes. As the project progresses, these BIM visualization models are developed and integrated. By overlaying and analyzing 3D BIM models from different disciplines, potential clashes, errors, and omissions can be detected early. Collision detection reports allow timely adjustments, aiming for zero conflicts in design drawings, thereby preventing rework, construction delays, and minimizing design changes during construction.

(2) Construction Planning and Process Simulation. During the construction phase, BIM technology is employed to visualize and simulate key milestones and critical nodes ahead of time. This approach helps identify potential issues early and allows for prompt adjustments to the construction plan. Simulations also provide clear visual guidance to construction teams, reducing complexity and ensuring efficient, safe, and high-quality execution.
(3) Construction Site Organization and Management. Effective site organization is vital for maintaining construction quality. BIM supports construction rehearsals tailored to the project’s specific characteristics. Through 3D visualization and simulation, the overall construction plan is refined to optimize workflow, layout, and logistics, ensuring smooth progress. Dynamic BIM management enables schedule adjustments and sectional simulations based on actual site conditions. Scientific planning covers equipment deployment, material storage, processing areas, and temporary facilities. Simulations of the surrounding environment, access roads, machinery placement, material stacking, and fire safety measures facilitate comprehensive site management and orderly construction operations.
(4) Construction Progress and Cost Simulation. By integrating project budget, timeline, and cost data, BIM enables multi-dimensional construction simulations. These simulations assist in forecasting material, equipment, and labor needs to ensure smooth project execution and adherence to deadlines. Throughout construction, cost analysis linked to the project schedule supports effective budget control. By merging cost databases with BIM models, a comprehensive BIM-based cost management system is established for cost tracking, reporting, and forecasting.
(5) As-Built BIM Model. Upon project completion and acceptance, a synchronized BIM model representing the finished project is produced. This as-built model serves as a reliable foundation for future operation and maintenance activities. Property owners benefit from improved facility management, enhanced operational efficiency, strengthened emergency response systems, and seamless information exchange throughout the building’s entire lifecycle.
